FAQs for Great Wymondley
Will you come out to Great Wymondley?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
Can a landlord with a rental near Hitchin station book a roof survey?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
How do you inspect a chimney without scaffolding?
Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where it applies. If part of a stack cannot be seen, the report says so.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will plan the survey around it.
Will you photograph what you find?
Yes. Photos are taken throughout the survey, and they go into the written report.
What does a roof survey cost?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose.
Will you go up on the roof?
Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. Anything we cannot see is noted in the report.
About our chimney survey in Great Wymondley
A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We will tell you if we see anything that suggests they should take a look. We survey chimney pots and cowls, chimney breasts and lead flashings, and people most frequently book us about unused flues sealed without airflow and flashings pulling away from the stack.
Some older homes in villages like Great Wymondley are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Practical tips
Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:
- Note any damp on chimney breasts and when it appears
- Make sure unused flues are capped with ventilation
- Have the flue swept and checked if you use the fire
- Check your stacks from the ground after strong winds
If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.
Roofs, chimneys and gutters in Great Wymondley
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Knebworth House about 4.9 miles south, Great Wymondley sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For site and facilities teams at buildings such as Wymondley Junior Mixed and Infant School, large buildings have long gutter runs and big roofs that need checking like any other.

What we’re asked to look at in Great Wymondley
A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.
It’s worth booking a survey if you’ve seen:
- Bricks with flaking faces
- A stack that appears to lean
- Flashings pulling away from the stack
- Damaged chimney pots and cowls
If you own a rental within reach of Hitchin station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Questions to ask before you book
- What’s outside the scope of the survey
- How much experience they have with roofs like yours
- How long the report takes to arrive
- Do they have a CAA Flyer ID and Operator ID for drone work?

How the survey works
The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours at a house, as part of a look at the roof around the stack. Somewhere as small as Great Wymondley, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- You get a written report with photos and recommendations by email.
Preparing for the visit
- If you are buying, check with the agent that we can get in
- Agree roof access with the managing agent if it’s shared
- Clear the way to the loft hatch
