FAQs for Blackmore End

How do I find out if my home in Blackmore End is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can a landlord with a rental near Harpenden station book a roof survey?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or send us an email with the address and some details, including who will give access on the day.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

How do I arrange a roof survey in Blackmore End?

The quickest way is to phone 07833 053749 or email us. Give us the address and a few details about the roof. We survey on any day of the week.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

How a roof survey works in Blackmore End

Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there’s safe access. You get a report with photographs and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. If you’ve noticed blocked, sagging or leaking gutters and ridge tiles that have lifted or moved, a survey will tell you what’s going on.

In a small place like Blackmore End, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Faults hidden behind ceilings or boarding
  • A structural engineer’s report
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and does not.

What this survey covers

  • Chimney stacks
  • Natural slate
  • Ridges, hips and valleys
  • Flat roofs
  • The roof space
  • Lead flashings
  • Clay and concrete tiles

What we do, step by step

Once we’ve finished looking, we write up our findings as a written report with photographs, emailed to you. As for time on site, it typically takes about 1–2 hours for most homes, depending on how many separate roofs there are. Older roofs in small places like Blackmore End can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You get in touch with the address and anything you’ve noticed.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a report with photographs and recommendations.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • If it is not your property yet, arrange access through the agent
  • Make a note of anything you’d like us to look at

The flight restriction zone around Luton Airport comes within about 1 mile of Blackmore End. If your survey includes the drone, we check the exact boundary for the address before flying.

Take a building like Kimpton Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Harpenden station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark like St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Why get it checked now?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We check them before they cause trouble. Older and listed buildings around Blackmore End may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Different roofs, different checks

Clay plain and peg tiles

Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move.

Chimney stacks

Damp on a chimney breast inside frequently starts with the stack outside. We check the flashings and mortar for the cause.
