About our landlord roof survey in Holywell
Our landlord and block roof surveys cover Holywell and the rest of London and South East England. A visit typically takes about one to two hours for a single let house, with blocks of flats taking longer. We inspect from the ground, vantage points, the loft space and the roof where it is safe including by drone where it applies. You then get a report with photos. If you’ve noticed cracked or lifting flashings and mortar falling from ridges and verges, a survey will tell you what’s going on, whatever the roof.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Holywell are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Do you need a landlord roof survey in Holywell?
Landlords need to plan spending on a building. Without a recent survey, it’s hard to know what the roof needs or when.
Problems we come across often include:
- Gaps where tiles or slates have slipped
- Cracked or lifting flashings
- Splits and blisters in flat roof coverings
- Leaking joints at party walls
Take a building like Westfield Academy: a written record of a large roof helps plan work for the holidays rather than in term time.

What else we do in Holywell
What you can safely check yourself
What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
What a landlord roof survey doesn’t cover
A survey is a proper look at the let or shared roof, but it cannot do everything. Its limits include:
- Responsibility under a lease
- Roof areas we weren’t given access to
- Asbestos testing of roof sheets or soffits
If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before you book. The full list of what we check.
What this survey covers
- Gutters and downpipes
- Blocks of flats
- Shared roofs
- Rented houses
- Converted houses
- Flat roofs on blocks
How the survey works
We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect about 1–2 hours at a typical home, and more on a big or complicated roof. Surveys in Holywell can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We agree which roofs and which parts of the building are included.
- You or your agent arrange access to the loft space and any flats we need to enter.
- The roofs are inspected from the ground, vantage points, the loft space and the roof where it’s safe.
- We photograph each defect and note how urgent it looks.
- You get a written condition report to help plan maintenance.
Before we arrive
- Have any questions written down, so nothing gets missed
- Unlock side gates and any roof access doors
- Tell us about parking before the day

Tips that help
There is plenty you can do without going near the roof. Here’s what helps most:
- Put urgent roof work at the top of the list
- Don’t store items over the loft hatch
- Ask residents to report damp right away
- Survey the roof on a regular cycle
Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and plan the rest over time.
Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis, alongside yearly gutter clearing.
Your questions about landlord roof surveys in Holywell
Will parking be an issue for a roof survey in Holywell?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
How do I find out if my home in Holywell is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Do you survey on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
How do I arrange a landlord roof survey in Holywell?
Just ring 07833 053749 or use the contact form. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Landlord roof surveys around Holywell
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first. With High Elms Manor about 4.1 miles north, Holywell sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
The streets around a church like St Oswald's Parish Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a shop, office or commercial unit, for instance near Charter Place, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Why get it checked now?
A planned maintenance budget needs real information. Our report separates urgent items from those that can wait, so spending can be spread sensibly. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You will know the price for your roof before booking.
