Common questions in Holywell
Can you fly a drone over a roof in Holywell?
Typically it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.
How do I find out if my home in Holywell is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is thermal imaging good for finding leaks?
It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings, as the camera alone cannot prove a leak.
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance.
Do you test for asbestos?
No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Will the camera show exactly where the water is?
The camera doesn’t see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Thermal roof survey in Holywell: what you get
What a thermal camera can show depends a lot on the weather. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when you book, and our report notes the conditions and how they affected what we saw. We survey pitched roof slopes, insulated roof spaces and flat roofs, and the problems we are asked to look at most are missing or slipped insulation and heat escaping through the roof.
In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. We take care to focus on the roof we have been asked to look at, in Holywell as anywhere. Let us know about the building and access when you book. The extra view helps most on steep slopes, tall stacks and rear additions.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Why act early in Holywell
Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.
Every price we give includes VAT, and the report isn’t charged as an extra. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

The survey, step by step
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Holywell runs like any other.
- We start with the roof, its history and any signs of damp or heat loss.
- The weather and surface conditions are recorded.
- A full inspection and thermal imaging are carried out together.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
Before the survey
- If you are buying, check with the agent that we can get in
- Keep pets in another room
- Have keys ready for side gates, garages or roof access doors

How the survey changes by roof type
GRP fibreglass roofs
Cracks in GRP can let water into the boards beneath. We check cracks by eye and use the images to see whether there is a pattern around them.
Parapets, valleys and junctions
Parapet and valley gutters can overflow inside a building. We use the camera and moisture readings to help follow it.
When you need someone else
No survey can tell you everything, and it is better to know them up front. Bear these in mind:
- Insulation values or heat loss calculations
- Whether the deck or roof structure is strong enough
- Seeing water directly, as the camera shows temperature, not moisture

What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book.
Landlords, agents and block managers in Holywell
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.
