How a roof leak investigation works in Holywell
Some ‘leaks’ aren’t leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Knowing which it is means the right fix can be done, since the cure for one will not solve the other. We check the pattern of damp, the weather and the ventilation before reaching a view. Common reasons to book are leaks at a dormer or roof window and leaks below a flat extension roof, on flat roof details, rooflights and dormers and slate and tile slopes.
London’s Victorian and Edwardian roofs have often been repaired many times. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. A careful look in Holywell tells the two apart where the evidence allows. A written record with photographs helps you explain what was found to whoever deals with it next.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.
Landlords and letting agents in Holywell book surveys as well as householders. The report gives you a dated record of the leaking roof, with photographs, useful for planning maintenance.
What we look for on each type of roof
Valleys
Stains from a valley leak often show some distance off. From inside the loft space, we follow the water’s route back.
Parapet and box gutters
A butterfly roof drains to a central valley gutter. If that gutter or its outlet fails, water can come through the top-floor ceiling.
What this survey cannot tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Defects hidden under coverings or inside walls without opening up
- Leaks that only appear in weather we cannot recreate
- Structural calculations (that’s a structural engineer’s job)
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.
What we look at
- Slate and tile slopes
- The roof space
- Chimney stacks
- Lead flashings
- Valleys and parapet gutters
- Rooflights and dormers
- Flat roof details

Questions from Holywell
Do you cover Holywell?
Yes, Holywell is one of the places we work. The survey and report are the same in Holywell as anywhere else.
How do I find out if my home in Holywell is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Can you give me structural calculations?
No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.
Is the repair included in the leak investigation?
Our job here is to trace the leak and explain it, and the repair is separate. The report gives any roofer a clear brief.
Can you survey a shared roof?
Yes, if the building owner or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
Is this a RICS survey?
No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What we do, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes an hour or two at a typical home, and more on a big or complicated roof. In Holywell, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when you book.
- You get in touch with details of the leak and any photos.
- We check the stain, the ceiling and the loft above it.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Moisture readings and thermal imaging are used where they help.
- You receive a written report with photos showing the likely source and what needs attention.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- Gather any invoices or paperwork from past roof work
- Buyers: confirm access with the estate agent or seller

Roof leak investigations around Holywell
Historic houses such as High Elms Manor, about 4.1 miles north, show how far back building in the area around Holywell goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the roof type helps narrow down where water may be getting in.
If you live in an older home near St Oswald's Parish Church, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Homes near green spaces such as King George V Playing Fields can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Common roof problems in Holywell
Many leaks begin at a flashing. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.
Common reasons to book include:
- Damp patches next to the stack
- Water dripping from rafters or underlay
- Staining where a gutter or parapet meets the wall
- Condensation that looks like a leak
For landlords with property near Watford High Street station, a tenant living with a leak needs the cause found, not just the stain painted over.
Choosing a roof surveyor
- Will the report include photos?
- What insurance they carry
- Is there a chance to talk the report through?
- Which viewpoints they use to see the roof
Checking the roof from the ground
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
