Roof surveys in Abbots Langley: local notes

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Anyone responsible for a site like Tanners Wood Junior Mixed and Infant School will know that a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Kings Langley station, a roof report helps you deal with small faults before they turn into a call from a tenant. High Elms Manor lies about 1.1 miles east, so building around Abbots Langley goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

Roof surveys for homes and businesses in Abbots Langley

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We are often asked to look into condensation or damp timbers in the loft and gaps in the roof where coverings have gone, across clay and concrete tiles, ridges, hips and valleys and chimney stacks.

Around Abbots Langley, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

The survey, step by step

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes between one and two hours for most homes, depending on how many separate roofs there are. Parking around Abbots Langley is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We check the roof from every safe viewpoint, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a report with photos and recommendations.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • Note where any stains or damp appear
  • If it isn’t your property yet, arrange access through the agent

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Advice

Abbots Langley: your questions answered

I let a flat near Kings Langley station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is my home in Abbots Langley listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Will you check the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Can you look at a roof that is joined to next door?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Why get it checked now?

Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time. Tradespeople may need to travel further to a smaller place like Abbots Langley, so it is useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What we look for on each type of roof

Natural slate

Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted, particularly at the verges and ridge.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant beforehand.

What a roof survey does not cover

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Confirmation of asbestos in soffits or cement sheets
  • A full building survey of the property
  • Whether the roof structure meets design loads

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. The full list of what we check.
