Signs you need a roof survey in Whippendell Bottom

Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.

Most people get in touch when they’ve noticed one of these:

  • Leaning or weathered chimney stacks
  • Ponding, splits or blisters on flat roofs
  • Valley linings that have cracked or split
  • Blocked, sagging or leaking gutters

If you own a rental within reach of Kings Langley station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Questions to ask before booking

  • How long they’ve been surveying roofs
  • Whether the price includes VAT
  • When you will get the report
  • Are they insured for the work?

What to expect from a roof survey

Roof survey in Whippendell Bottom

Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs frequently need attention long before the main roof, so they deserve a proper look. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. If you’ve noticed flashings that have come away from the wall and slates or tiles that have slipped or broken, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Whippendell Bottom may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

The survey, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes an hour or two at most homes, and longer for a large or complex roof. Somewhere as small as Whippendell Bottom, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We look at the roof from every safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a photo-illustrated written report and recommendations.

Before the survey

  • Make a note of anything you’d like us to look at
  • Keep pets out of the way during the survey

Advice

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Roof surveys around Whippendell Bottom

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. With Chenies Manor House about 3.4 miles south-west, Whippendell Bottom sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as Kings Langley School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of St Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How the survey changes by roof type

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • File the report with your home documents
  • Check the roof from ground level after storms
  • Photograph stains when they appear
  • Find records of any re-roofing or repairs

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Whippendell Bottom: your questions answered

I let a flat near Kings Langley station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is Whippendell Bottom within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Does the weather affect the survey?

A survey can typically go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or use the contact form.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. You get a photo-illustrated written report and recommendations.
