About our new roof snagging in London Colney

We check the coverings, ridges, verges, hips and valleys, along with the flashings and ventilation. We check the underlay at the eaves where it is visible, and we look at the gutters too. You get a photo report of what we found. Any debris left behind or damage to other parts is recorded too. Typical surveys look at cracked or slipped new tiles or slates and signs of condensation in the roof space, on loft conversions and dormers, new flat roofs and flashings and valleys.

In a smaller place like London Colney, some houses face open ground, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are checked closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we look for on each type of roof

Ridges, hips and verges

Verges are easy to get wrong, so we check them carefully.

Clay and concrete tiles

Tiled roofs often have snags at the verges and eaves. They get close attention.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for a typical new house roof, longer where the roof is large or complicated. In a smaller place like London Colney, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Before we arrive

  • Clear the way to the loft hatch
  • Tell us about parking before the day
  • For a flat or shared roof, check access with whoever owns or manages the building

Advice

London Colney homes and their roofs

Historic houses such as Batchwood Hall, about 3.9 miles north-west, show how far back building in the area around London Colney goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

If your home is one of the older ones in the streets near Church of St Peter, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you let a flat or house near Park Street station, a written report helps before buying a rental or paying for a new roof on one.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey seven days a week, which helps when tenants work during the week.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the roof will leak in future
  • Areas out of view from every safe vantage point
  • What’s under the new coverings

If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey. The full list of what we check.

London Colney questions

Is London Colney within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry out roof surveys in London Colney?

Yes, London Colney is one of the places we work. Every survey there gets the same written report with photographs.

Can you inspect the roof on a new-build home?

Yes. We check new-build roofs from safe vantage points and the loft space and record any snags. Book before the defects period runs out if you can.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

When should I book new roof snagging?

Once the roofer says the job is done, ideally before you pay in full. That leaves time to raise anything we find.

How experienced are you?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Why act early in London Colney

Specific, photographed snags are easier to discuss than a vague worry. It keeps things factual. Homes in smaller places like London Colney can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.
