Thermal roof surveys near London Colney

Thermal roof surveys for homes and businesses in London Colney

Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so the findings don’t rely on the camera alone. We are frequently asked to look into areas losing heat at the eaves and junctions and wet areas near outlets and upstands, across flat roofs, loft conversions and commercial roofs.

Places like London Colney can be near small airfields or other airspace restrictions, so every drone flight starts with a check of the Drone Safety Map. Exposed sites can be windy, and a small drone can’t fly safely in strong wind, while thermal imaging also works best with little wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens if roof problems are left?

If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. Homes in smaller places like London Colney can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

Our price is from £400, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Why us?

Questions from London Colney

Do you cover smaller places like London Colney?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in London Colney?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

How much does a thermal roof survey cost?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

How long does the survey take?

It typically takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. We’ll confirm the timing when booking.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

Is thermal imaging good for finding leaks?

It often helps show where to look. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings because the camera can’t confirm water on its own.

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Parking around London Colney is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. The report sets out the images, what they suggest and what we recommend.

Before the survey

  • Tell us about parking before the day
  • Find any records of previous roof work
  • For a flat or shared roof, check access with whoever owns or manages the building

Advice

How the survey changes by roof type

GRP fibreglass roofs

Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.

Felt and asphalt flat roofs

Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. We confirm any patterns with moisture readings.

What affects the cost of thermal roof surveys

We confirm the exact price before booking. These are the things that affect it:

  • Basic, Standard or Premium
  • Whether it’s a home or a commercial building
  • Extra roofs, like extensions, dormers or garages
  • The shape of the roof and its details

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What to tell us when you get in touch

There is no need for technical words. It is enough to let us know:

  • Your timetable, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.

Signs you need a thermal roof survey in London Colney

Flat roofs that have leaked for a while can have wet insulation under the covering. Owners want to know how far it has spread before deciding what to do. A thermal survey, checked with moisture readings, can give a much clearer picture.

Here are some of the things we see often:

  • Moisture around outlets and upstands
  • Water getting in at parapets and stacks
  • Stains that keep coming back
  • Areas of a flat roof that may hold water

Shop and office owners around The Maltings may find that big, flat commercial roofs are where aerial photos and thermal images help most.

Flying and imaging in London Colney

The wider area around London Colney has a long history of building, with Batchwood Hall about 3.9 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Take a building like Bowmansgreen Primary School: big roofs are where aerial photos and thermal images show the most at once. If you own one of the older houses in the streets near Church of St Peter, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.
