How a drone roof survey works in London Colney
We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. We keep it in sight throughout, and well below the 120-metre height limit. Each flight is planned with the site and its surroundings in mind. Before every flight, we check the airspace and the weather. We never fly where it is not safe. Typical surveys look at damage after a storm that can’t be seen from below and plant growth and moss on the roof, across valleys and parapet gutters, large and complex roofs and tall and steep roofs.
In smaller places like London Colney, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. The forecast decides the day. Close-up images often show wear on ridges, verges and flashings that cannot be judged properly from the ground.
Where we cannot see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

What a drone roof survey does not cover
Some things can’t be seen without opening up the roof, and that sets some limits:
- Close-up photos of next door’s property
- Structural calculations (that’s a structural engineer’s job)
- Flights in a restricted zone without permission
If in doubt, call 07833 053749 or email us and we’ll recommend the right survey. What a survey covers and does not.

Do you need a drone roof survey in London Colney?
Steep and tall roofs are hard to inspect safely. Tall townhouses, blocks of flats and offices are typical. A drone gets close-up views from a safe position on the ground.
We are often asked to look at:
- Cracked flaunching or loose chimney pots
- Slates or tiles shifted by high winds
- Moss and weeds taking hold up top
- Flat roofs on upper floors that hold water
Anyone responsible for a site like Bowmansgreen Primary School will know that big roofs are where aerial photos and thermal images show the most at once.
Choosing a roof surveyor
- Whether the roof space is looked at, where there is one
- What they will not be able to tell you
- How they plan to inspect the roof safely
- What happens after the report arrives

Flying and imaging in London Colney
The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.
If you look after a shop, office or commercial unit, for instance near The Maltings, big, flat commercial roofs are where close-up aerial shots and thermal images help most. Historic houses such as Batchwood Hall, about 3.9 miles north-west, show how far back building around London Colney goes. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.

Questions from London Colney
Is London Colney within the area you cover?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
Can you fly a drone over a roof in London Colney?
That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in high wind or heavy rain.
How much does a drone roof survey cost in London Colney?
Prices start from £400, including VAT. The final figure depends on the roof and the package you choose.
What happens after the survey?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years.
Will you walk on the roof?
Only where it’s safe to do so. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
Does the weather affect the survey?
It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.
What happens on the day
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. It usually takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. Being in a smaller place like London Colney doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.
- First comes the address, plus a note of what worries you about the roof.
- Airspace restrictions are checked and permission sought where needed.
- Before take-off, the wind, the weather and the launch spot are looked at.
- We fly the sub-250g drone close to the roof and photograph each area.
- The findings, photos and recommendations reach you by email.
Preparing for the visit
- Leave side gates unlocked
- If the roof is shared, arrange access with whoever manages the building
- Make a note of anything you’d like us to look at

Advice
Checking the roof from ground level
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
