Roof surveys for homes and businesses in Frogmore
A roof survey tells you what condition your roof is in, before small faults become big ones. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. Common reasons to book are valley linings that have cracked or split and slipped, cracked or missing slates and tiles, across clay and concrete tiles, lead flashings and chimney stacks.
In a village or hamlet like Frogmore, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

What a roof survey does not cover
A survey is a careful look at the roof, but it cannot do everything. The main limits are:
- Faults hidden behind ceilings or boarding
- An exact number of years the roof has left
- The condition of the rest of the building (that is a RICS home survey)
If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What our survey covers.
What this survey covers
- Chimney stacks
- Lead flashings
- Flat roofs
- Clay and concrete tiles
- The roof space
- Ridges, hips and valleys
- Natural slate
Signs you need a roof survey in Frogmore
The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
Look out for signs like these:
- Leaking gutter joints and downpipes
- Cracked mortar along the ridge
- Water stains on rafters and ceiling joists
- Worn or blocked valleys
For an older house near a landmark such as Church of the Holy Trinity, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Questions to ask before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Their track record with similar roofs
- Are they insured for the work?
- Will they check the loft as well as the outside?

Frogmore questions
Do you cover smaller places like Frogmore?
Yes. Frogmore is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.
I let a flat near How Wood station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Do you need to get into the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
What does a roof survey cost?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
Leave it or get it looked at?
Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. From inside the loft space, we can often spot it sooner. For an older or listed building in a place like Frogmore, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.
Why us?
- PI and public liability insurance
- An independent view of the roof
- Two decades and more of roof surveys
- Thermal imaging and drone inspection where they help

What happens on the day
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a hamlet or village like Frogmore, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
How to prepare
- Jot down any questions you want answered
- Unlock side gates and any roof access doors
- If it is not your property yet, arrange access through the agent

Frogmore homes and their roofs
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With High Elms Manor about 2.8 miles south-west, Frogmore sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you own a rental within reach of How Wood station, a dated record of the roof is useful when planning maintenance across a let. If you look after a shop, office or commercial unit, for instance near The Maltings, a roof report helps plan work around trading rather than after a leak.

Well-known places in the area include Hypocaust Museum (2.3 miles north-west) and Hilfield Castle (4.5 miles south). Not far away are Verulamium Lake and Broad Colney Lakes.
Before and after the survey
You don’t need to be a roofer to help. What helps most:
- Hold on to the report for future surveys
- Find records of any re-roofing or repairs
- Do not climb onto the roof yourself
- Keep a record of damp patches and dates
Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.
Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.
Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
