New roof snagging in Sopwell: what you get

Replacing a roof costs a lot, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. The findings go into a written report with photos that you can pass to your roofer. It’s an independent check, separate from the roofer who did the work. We survey ridges and verges, replacement roofs and new flat roofs, and common reasons people get in touch are loose flashings at walls or chimneys and cracked or slipped new tiles or slates.

Bungalows, chalet bungalows and older cottages are common in smaller places like Sopwell, and many have been extended or had dormers added. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you are buying in Sopwell or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How we price new roof snagging

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Chimneys, valleys, parapets and other details
  • How big the roof is
  • The package you choose: Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for the job before you book.

Booking your survey

We will typically ask about:

  • Anything about access we should know
  • Any marks or damp showing indoors
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them

Most bookings start with a short call: ring 07833 053749 or use the contact form. You’ll have a price before anything is arranged.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

FAQs for Sopwell

Is Sopwell within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you carry out roof surveys in Sopwell?

Yes, Sopwell is within the area we cover. We work right across London and the South East. You can ring 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or use the contact form.

Do you lift tiles to check the fixings?

No. We don’t open up the new roof so hidden fixings aren’t visible to us. We note what couldn’t be seen.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Will you deal with my roofer if there is a problem?

No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them and our report gives you an independent record.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

What new roof snagging looks like in Sopwell

The wider area around Sopwell has a long history of building, with Batchwood Hall about 2.1 miles north-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

For an older house near a landmark such as St. Julian's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you let a flat or house near St Albans Abbey station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Sopwell is about 1 mile south of St Albans, in Hertfordshire. Sopwell gets the same service as everywhere else we work: a proper look at whatever is safely visible, photos and a clear written report. Sopwell is one of the towns and villages in Hertfordshire we cover for new roof snagging. You can also see our page for London.

What new roof snagging does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Deciding who is at fault in a disagreement
  • What’s under the new coverings
  • A promise that the roof will not leak

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.

What this survey covers

  • Replacement roofs
  • New flat roofs
  • New-build homes
  • Flashings and valleys
  • Ridges and verges
  • Loft conversions and dormers

How it works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes about one to two hours for most houses, and longer for a large or complex roof. With a bit of garden around a house, as there often is around Sopwell, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. You tell us what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Preparing for the visit

  • If you are buying, check with the agent that we can get in
  • Dig out any old roof reports or invoices
  • Make a note of anything you’d like us to look at

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Before and after the survey

Small things make a difference. Some pointers:

  • Book snagging before the final payment
  • Check lower roofs and walls after scaffolding comes down
  • Note the end of any warranty or defects period
  • Watch for gutters overflowing in rain

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation and Premium an in-person consultation.

Don’t settle the final bill until the roof has been inspected, where your contract allows. It keeps the job open until it is right.
