About our gutter survey in Pimlico

Some gutters are easy to see from the street but a good many gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them, from the ground, from windows, from the loft space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. If you’ve noticed gutters that have fallen out of line and joints that drip after rain, we can find out what’s behind it, on outlets and hoppers, downpipes and fascias and soffits alike.

Somewhere as small as Pimlico, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Gutter surveys in Pimlico: local notes

With High Elms Manor about 2.2 miles south-east, Pimlico sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For businesses in and around places like Village Arcade St Albans, a dated report on the roof is useful for planning and for any lease discussions. Take an older house close to Church of the Ascension: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Your questions about gutter surveys in Pimlico

Does a conservation area affect roof work in Pimlico?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Kings Langley station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details.

How long will you be on site?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

What’s the price of a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your building, call 07833 053749 or drop us an email.

Will you check the drains below ground?

No. We look at above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we will tell you.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Can you tell me if my old gutters contain asbestos?

No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

Why get it checked now?

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now usually keeps the fix smaller. In a place like Pimlico, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

When to book a survey in Pimlico

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. On cast iron, joints can rust and open up where the paint has failed.

Signs worth acting on include:

  • Leaks at the gutter joints
  • Gutters that have fallen out of line
  • Rotten fascias or stained soffits
  • Gutters packed with leaves or moss

For landlords with property near Kings Langley station, the gap between tenancies is a good time to have the roof looked at.

What to check before booking

  • Their drone registration, if they fly one
  • What follow-up you get after the report
  • Whether the loft space is looked at, where there is one
  • How much experience they have with roofs like yours

What a roof survey includes

How we price gutter surveys

A few things affect what a survey costs:

  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office
  • The package you choose: Basic, Standard or Premium

To find out what your survey will cost, ring 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

What we need to know

Getting the details right at the start saves time. Please include:

  • Photos of the roof, taken safely from the ground or a window
  • The property’s address and postcode
  • Access details, like a loft hatch or a shared roof
  • What kind of property and roof it is

Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.

The survey, step by step

Once we have finished looking, we write up our findings as a report with photos. On timing, most surveys take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a hamlet or village like Pimlico, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A report with photographs and recommendations follows.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Mention any parking restrictions on your street
  • Let us know about any leaks, stains or damp patches you know of

Getting a price

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

Tips that help

Small things make a difference. Some pointers:

  • Watch for green marks down the brickwork
  • Get the gutters cleaned out every year
  • Check that downpipes are firmly fixed to the wall
  • Watch the gutters during heavy rain

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.
