Checking the roof from ground level

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Roof leak investigations for homes and businesses in Pimlico

Some ‘leaks’ are not leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Knowing which it is means the right fix can be done, since the cure for one will not solve the other. The pattern of the damp, the ventilation and the timing all help us decide. We survey flat roof details, valleys and parapet gutters and chimney stacks, and common reasons people get in touch are condensation that looks like a leak and water coming in around a roof light or dormer.

Many homes in small places like Pimlico face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours for a house, and longer for a large or complex roof. Cottages and farmhouses around Pimlico frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You get in touch with details of the leak and any photos.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before the survey

  • Check the loft hatch can be reached
  • For flats, make sure roof access has been agreed

Advice

How the survey changes by roof type

Valleys

Stains from a valley leak frequently show some distance off. From inside the loft space, we follow the water’s route back.

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Ageing felt eventually lets water through.

Honest limits

It is a careful look at the leaking roof, not the whole story. Its limits include:

  • Plumbing leaks that look like roof leaks
  • A structural engineer’s report
  • Defects hidden under coverings or inside walls without opening up

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

What this survey covers

  • The roof space
  • Valleys and parapet gutters
  • Chimney stacks
  • Flat roof details
  • Lead flashings
  • Slate and tile slopes
  • Rooflights and dormers

When to book a survey in Pimlico

Every flat roof covering has a working life. Felt often lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.

Signs worth acting on include:

  • Wet patches high on an inside wall
  • Ceiling stains that grow after rain
  • Drips in the loft during heavy rain
  • Condensation that looks like a leak

If you look after a shop, office or commercial unit, for instance near Village Arcade St Albans, a leak can close part of a shop or office, so finding the cause quickly matters.

Before you book anyone

  • Their drone registration, if they fly one
  • Whether the inside of the roof is included
  • Is there a chance to talk the report through?
  • How long they’ve been surveying roofs

What a roof survey includes

Roof leak investigations in Pimlico: local notes

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. The covering and its details give the first clues when tracing where water is coming from. About 2.2 miles south-east lies High Elms Manor, a reminder of how long the area around Pimlico has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Take an older house close to Church of the Ascension: the leak may come from a chimney, a valley or tired lead rather than the covering itself. Anyone responsible for a site like Bedmond Academy will know that on a building that size, finding the source of a drip means looking well beyond the stain.

Pimlico: your questions answered

Is my home in Pimlico listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is Pimlico within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How much does a roof leak investigation cost in Pimlico?

Roof leak investigation starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

Before and after the survey

Here are a few things we’d tell any owner:

  • Protect furniture and flooring under the leak
  • Make sure the loft is accessible
  • Don’t touch fittings that water is reaching
  • Let us know what has already been tried

The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, so the repair is aimed at the cause.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.
