How a gutter survey works in Welham Green

Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, but we flag anything that could contain it. We survey downpipes, valley gutters and fascias and soffits, and people most frequently book us about leaking or loose downpipes and soffits marked by water.

Houses in smaller places like Welham Green can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What affects the cost of gutter surveys

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Basic, Standard or Premium
  • The size of the roof
  • House, block, shop or office
  • Whether thermal imaging or a drone is needed

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Helping us price your survey

There is no need for technical words. It’s enough to let us know:

  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is
  • Anything about access we should know
  • The address and postcode of the property

A quick phone call is typically the easiest start: phone 07833 053749 or drop us an email. You’ll have a price before anything is arranged.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Watch for green marks down the brickwork
  • Check that downpipes are firmly fixed to the wall
  • Look out for overflows when it pours
  • Ask for valleys and parapet gutters to be cleared too

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they can see exactly what’s needed.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Why it is worth a survey now in Welham Green

A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the roof space and the rooms below, often in the heaviest rain. Having them checked before autumn and winter makes sense. In a smaller place like Welham Green, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

What you get with us

  • Covered by professional indemnity and public liability insurance

How the survey works

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. A visit to Welham Green is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The loft space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Preparing for the visit

  • Keep pets in another room
  • Have any paperwork from past roof work to hand
  • If it is not your property yet, arrange access through the agent

Advice

Roofs, chimneys and gutters in Welham Green

Welham Green is part of Hatfield, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Homes near green spaces such as Brookmans Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you let a flat or house near Welham Green station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings such as St Mary's Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Welham Green: your questions answered

Will you come out to Welham Green?

We do. A small place gets exactly the same survey as a big one.

Should a flat-roofed garage or porch in Welham Green be checked too?

Yes, if you’d like it included, mention it as you book. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.

Will you look at parapet and box gutters as well?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.

Do you climb onto every roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

What’s the price of a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just ring 07833 053749 or use the contact form for a price.

Is a CCTV drain survey included?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

What we look for on each type of roof

Box and secret gutters

Box gutters sit within the roof or behind a wall, so overflows can end up inside. We inspect them as far as it is safe to see them.

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip, and brackets can sag under load.
