Gutter surveys in Birchanger

Gutter survey in Birchanger: what you get

Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. Common reasons to book are soffits marked by water and gutters full of debris and silt, on outlets and hoppers, valley gutters and fascias and soffits.

Older buildings in small places like Birchanger may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.

When you need someone else

Before you book, it is worth knowing what a survey won’t do:

  • The inside of buried drains
  • What’s behind fascias and inside walls
  • What’s hidden inside a downpipe

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey before booking. What our survey covers.

What we check

  • Downpipes
  • Valley gutters
  • Fascias and soffits
  • Parapet and box gutters
  • Eaves gutters
  • Outlets and hoppers

What we do, step by step

The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near Birchanger can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Check we can get to the back of the property
  • For flats, check roof access has been agreed

Birchanger: your questions answered

Is my home in Birchanger listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Birchanger within the area you cover?

Yes, Birchanger is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you check valley and parapet gutters?

Yes, as far as they can safely be seen. We use the ground, windows, the roof space and the roof where it’s safe and a drone where it applies.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just call 07833 053749 or use the contact form for a price.

What do I do with the report?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Gutter surveys around Birchanger

About 4.1 miles south-east lies Barrington Hall, a reminder of how long the area around Birchanger has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Landlords with a home close to Stansted Mountfitchet station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as Birchwood High School, large buildings have long gutter runs and big roofs that need checking like any other.

For landlords and managing agents

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or drop us an email with the addresses.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Don’t climb a ladder to look in the gutters
  • Look out for overflows when it pours
  • Look for downpipes coming loose
  • Look for green streaks or damp patches on walls

For let and shared buildings, the report can go on file to help plan maintenance. The photos help when you explain the work to others.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

Why act early in Birchanger

It is easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. For an older or listed building in a place like Birchanger, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.
