Gutter Survey in Markyate
Find out what’s going on with the gutter before you spend money on it. Gutter surveys in Markyate, with photos and a clear written report.
- Brackets that have dropped or snapped
- Gutters full of debris and silt
- Blocked outlets and hoppers
Gutter survey in Markyate
We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It’s not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed gutters full of debris and silt and gutters that have fallen out of line, a survey will tell you what’s going on, whatever the roof.
Houses in smaller places like Markyate can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Roof by roof
Box and secret gutters
A box gutter is built into the roof, frequently behind a parapet, so overflows can end up inside. We inspect them as far as it’s safe to see them.
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear, and brackets can sag under load.

What a gutter survey looks like in Markyate
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
If you own a rental within reach of Luton Airport Parkway station, the gap between tenancies is a good time to have the roof looked at. If you run a business near The Mall Luton, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For site and facilities teams at buildings like Markyate Village School and Nursery, a written record of a large roof helps plan work for the holidays rather than in term time.

Your questions about gutter surveys in Markyate
Do you survey roofs for landlords with property near Luton Airport Parkway station?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Is my home in Markyate listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Do you cover Markyate?
Yes. Markyate is part of the area we cover, and the service is the same as everywhere else we work.
How soon will I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Will you look at parapet and box gutters as well?
Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
What a survey costs
Not every roof costs the same to survey, and it comes down to:
- Extensions, dormers and garages with roofs of their own
- How tall the building is and how easy the roof is to see
- Any need for thermal images or a drone flight
- The size of the roof
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
Helping us price your survey
A little information up front helps. It helps to include:
- Any photos you have, taken from ground level or a window
- The address and postcode of the property
- Anything about access we should know
- The kind of building and roof involved
You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or use the contact form.
Honest limits
To be straight with you, a roof survey has limits:
- The inside of a downpipe along its whole length
- The inside of buried drains
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and does not.

How the survey works
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It normally takes an hour or two on an ordinary house, and more on a big or complicated roof. For a survey in Markyate, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- Where the loft can be reached safely, we check it for staining or damp.
- The findings are written up with photos and recommendations.

DIY checks: what’s safe
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Leave it or get it looked at?
Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. In a smaller place like Markyate, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further, and water follows.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.
