Gutter surveys for homes and businesses in Roe End
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Common reasons to book are sagging gutters and loose brackets and choked outlets or hopper heads, across fascias and soffits, valley gutters and outlets and hoppers.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Local roofs in Roe End
England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For site and facilities teams at buildings such as Markyate Village School and Nursery, large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as Markyate Methodist Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Luton station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

How it works
Once we’ve finished looking, we write up our findings as a written report with photos. As for time on site, it usually takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a hamlet or village like Roe End, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Jot down any questions you want answered
- Have keys ready for side gates, garages or roof access doors
- If you are buying, check with the agent that we can get in

Advice
Different roofs, different checks
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.
Box and secret gutters
A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We check them where they can safely be seen.
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Tips that help
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Keep climbers away from the eaves
- Check from ground level or a window, not a ladder
- Book gutter clearing once a year, more often near trees
- Check for spilling water in a downpour
If anything in the report isn’t clear, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.
Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is normally after the leaves have dropped. Clean gutters can do their job.
What happens if roof problems are left?
Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. Where a roof is exposed, as many are in small places like Roe End, driving rain gets into any weakness, and damp in older walls is slow to dry out.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

FAQs for Roe End
How do I find out if my home in Roe End is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
I let a flat near Luton station. Can you check the roof?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Do you cover Roe End for gutter surveys?
Yes. We cover Roe End and the rest of Hertfordshire, as part of our work across London and the South East. To book, call 07833 053749 or send us an email.
Do you test soffits or gutters for asbestos?
No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
What does the report include?
It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put by urgency where it matters.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
