Practical tips

Nothing here needs a ladder. A few suggestions:

  • Let us know what has already been tried
  • Move stored items away from the hatch
  • Keep water away from lights and sockets
  • Do not climb onto the roof to look

Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. It is a chance to ask about anything in the report.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

Roof leak investigations for homes and businesses in Roe End

Our roof leak investigations cover Roe End and the wider South East. We visit seven days a week. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it’s leaking right now, contain the water and keep it clear of electrics, and then ring 07833 053749 or email us to arrange a visit. We survey lead flashings, rooflights and dormers and valleys and parapet gutters, and common reasons people get in touch are wet patches on loft insulation and stains around a skylight.

Somewhere as small as Roe End, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. We check whatever is safely visible and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

What happens if roof problems are left?

A leak near lights or wiring needs attention quickly. Keep away from any fitting that water is reaching and have an electrician check it. Then the source needs tracing. For older village homes like those around Roe End, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Leaks and storm damage in Roe End

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. The covering and its details give the first clues when tracing where water is coming from. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

If you look after a building such as Markyate Village School and Nursery, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you own a rental within reach of Luton station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Roe End questions

Do you cover smaller places like Roe End?

Yes. Roe End is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Does a conservation area affect roof work in Roe End?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What does the report include?

A written report with photos, covering the condition of the leaking roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

How do you tell a leak from condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often spread out and worse in cold weather. The report explains which it looks like and what to do.

Will you definitely find the leak?

Not every leak can be pinned down in a single visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. The report sets out what we found and the most likely routes.

When to book a survey in Roe End

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

Most people get in touch after spotting one of these:

  • Leaks below a flat extension roof
  • Leaks that appear only in driving rain
  • Brown rings on upstairs ceilings
  • Water dripping from rafters or underlay

The streets around a church such as Markyate Methodist Church are often among the oldest in a place, and if your home is one of the older ones nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Questions to ask before booking

  • Their track record with similar roofs
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What’s outside the scope of the survey
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What’s in a roof survey

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

When you need someone else

In fairness, there are limits to any roof survey:

  • Water from pipes, tanks or heating systems
  • Whether rotten timbers meet design loads
  • Carrying out the fix

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey before you book. The full list of what we check.

Roof types and parts we check

  • Chimney stacks
  • Lead flashings
  • Valleys and parapet gutters
  • Slate and tile slopes
  • The roof space
  • Rooflights and dormers
  • Flat roof details

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours for most homes, though a hard-to-trace leak can take longer. For a village or hamlet like Roe End, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You tell us where the water shows and when it appears.
  2. Inside, we check the damp area and the loft space above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. We email a report with photographs, the likely entry point and recommendations.

Before we arrive

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Clear the way to the loft hatch
  • Mention any parking restrictions on your street
