Roof leak investigations for homes and businesses in Trowley Bottom

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. We survey valleys and parapet gutters, slate and tile slopes and lead flashings, and the problems we are asked to look at most are leaks below a flat extension roof and stains around a skylight.

Being in a small place like Trowley Bottom makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

How the survey changes by roof type

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Chimney stacks

Damp on a chimney breast inside often starts at the top of the stack. Open, unused pots let rain fall down the flue.

What affects the cost of roof leak investigations

When we price a survey, we consider:

  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • The number of roofs, including extensions and garages
  • Building height and the viewpoints available

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

Booking your survey

When you call or email, these details help:

  • Anything about access we should know
  • Photos of the roof, taken safely from the ground or a window
  • The property’s address and postcode
  • Any deadline, like an exchange date

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or email us.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Trowley Bottom: your questions answered

Will you come out to Trowley Bottom?

Yes, Trowley Bottom is on our map. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Trowley Bottom?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will I get photos?

Yes. Photographs are part of every report.

Do you use drones?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How long will you be at the property?

The visit normally takes about one to two hours for most homes, though a hard-to-trace leak can take longer. We’ll give you an idea of timing as you book.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • What’s under the covering or behind the plaster
  • A structural engineer’s report
  • A promise to find every leak on a single visit

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey. What our survey covers.

Roofs we survey in Trowley Bottom

  • Rooflights and dormers
  • Chimney stacks
  • Valleys and parapet gutters
  • Flat roof details
  • Slate and tile slopes
  • The roof space
  • Lead flashings

Do you need a roof leak investigation in Trowley Bottom?

When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, while some very old roofs have nothing under the coverings. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

Problems we come across frequently include:

  • Leaks below a flat extension roof
  • Brown rings on upstairs ceilings
  • Leaks at a dormer or roof window
  • Staining around the chimney inside

Take an older house close to Church of St Leonard: lead flashings, valleys and old chimneys are typical places for water to get in.

Questions to ask before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Will the report include photos?
  • Will they check the loft as well as the outside?
  • What follow-up you get after the report

What a good roof survey covers

How the survey works

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about 1–2 hours, more where the leak is intermittent or the roof is large. Older roofs in small places like Trowley Bottom can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

How to prepare

  • Note where any stains or damp appear
  • Let us know about parking before the day
  • Make a note of anything you’d like us to look at

Roof leak investigations in Trowley Bottom: local notes

About 4.5 miles south-east lies Childwickbury Manor, a reminder of how long the area around Trowley Bottom has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the roof type helps narrow down where water may be getting in.
