Pre-purchase roof surveys in Roe End

Pre-purchase roof surveys for homes and businesses in Roe End

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. We survey gutters and downpipes, natural slate and clay and concrete tiles, and the problems we are asked to look at most are old water stains in the roof space and slates or tiles that have slipped or gone.

In a village or hamlet like Roe End, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

How it works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Roe End, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a report with photographs and recommendations before you exchange.

How to prepare

  • Clear the way to the loft hatch
  • Leave side gates unlocked
  • Have any paperwork from past roof work to hand

Buying a home or a new roof in Roe End

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

For an older house near a landmark such as Markyate Methodist Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you let a flat or house near Luton station, a written report helps before buying a rental or paying for a new roof on one.

Why act early in Roe End

When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and a Premium report comes the same day, which helps it fit around your exchange date. Around Roe End, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • What’s under the slates, tiles or felt
  • Whether timbers meet design loads
  • Anything beyond the roof, which a full home survey covers

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before booking. What a survey covers and doesn’t.

Roofs we survey in Roe End

  • Chimney stacks
  • Lead flashings and valleys
  • Natural slate
  • Flat-roofed extensions and dormers
  • The roof space
  • Gutters and downpipes

Different roofs, different checks

Natural slate

Good slate is one of the longest-lasting roof coverings, yet the nails that fix it often give out first. Slipped or missing slates are a sign of ‘nail fatigue’.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. We check outlets too, since a blocked one leaves water sitting on the roof, and we say what we see from wherever is safe.

Roe End: your questions answered

Is Roe End within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Do you carry out roof surveys in Roe End?

We do. The survey and report are the same in Roe End as anywhere else, and visits run on weekdays and weekends.

Can I take the findings back to the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we cannot promise any saving.

Do you go up on the roof?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.

Is a roof survey worth having alongside a home survey?

They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

How do I arrange a pre-purchase roof survey in Roe End?

To book, phone 07833 053749 or drop us an email and let us know the address and what you want to find out. We will confirm the price and agree a day with you.

How long does the survey visit take?

On site, it normally takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Before and after the survey

Here are a few things we’d tell any owner:

  • Check the lease for roof repair responsibilities
  • Ask the seller about past roof repairs
  • Watch for stains or fresh paint on ceilings below the roof
  • Ask the agent to check the loft hatch can be opened

It’s worth sharing the report with your solicitor so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it.

After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
