Roof survey in Roe End: what you get

A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there’s safe access. You get a written report with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey clay and concrete tiles, the roof space and lead flashings, and the problems we’re asked to look at most are worn or blocked valleys and flashings that have come away from the wall.

Somewhere as small as Roe End, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

What affects the price in Roe End

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office

Every price we give includes VAT. Roof survey starts from £150, including VAT. We confirm the price for your survey before booking.

What we need to know

To price your survey accurately, we’ll ask about:

  • Where water is showing inside, if it is
  • Whether there is a loft hatch, a shared roof or tricky access
  • The property’s address and postcode
  • What kind of property and roof it is

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or use the contact form.

Roe End questions

Will you come out to Roe End?

Yes, Roe End is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Can a landlord with a rental near Luton station book a roof survey?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

How much does a roof survey cost in Roe End?

Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • How the roof will behave in every kind of weather
  • Defects hidden under coverings or inside walls without opening up
  • Confirmation of asbestos in soffits or cement sheets

If in doubt, call 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.

What we look at

  • Flat roofs
  • Lead flashings
  • Clay and concrete tiles
  • The roof space
  • Chimney stacks
  • Natural slate
  • Ridges, hips and valleys

How the survey works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. Older roofs in small places like Roe End can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before the survey

  • Leave a clear route to the loft
  • Let us know about any leaks, stains or damp patches you know of
  • For flats, make sure roof access has been agreed

Advice

Roe End homes and their roofs

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Landlords with a home close to Luton station may find that a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Markyate Village School and Nursery, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church such as Markyate Methodist Church are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Practical tips

Most of what helps is simple and safe from the ground. Our suggestions:

  • Do not climb onto the roof yourself
  • Make sure we can open the loft hatch
  • Watch for slipped slates after bad weather
  • Keep a record of damp patches and dates

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. That helps you decide what to do first.

Do not block the vents at the eaves. Condensation builds up when air can’t move, and it can wet timbers and insulation. Make sure insulation does not block the airflow at the eaves.

Leave it or get it looked at?

Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. Outbuildings and barns around Roe End are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

How the survey changes by roof type

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.
