Questions from Hinxworth
I let a flat near Arlesey station. Can you check the roof?
Yes, rented property is part of what we cover. Just ring 07833 053749 or email us and let us know about the building, including who will give access on the day.
Will you come out to Hinxworth?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
What’s the best way to book?
Simply phone 07833 053749 or use the contact form. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Do you test soffits or gutters for asbestos?
No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Do you survey underground drains?
No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Will you check if gutters are causing damp inside?
We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so we report on what’s visible.
About our gutter survey in Hinxworth
Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. We survey valley gutters, outlets and hoppers and downpipes, and people most often book us about leaks at the gutter joints and gutters packed with leaves or moss.
Some older homes in villages like Hinxworth are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Tips that help
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Watch ceilings under valley gutters for fresh marks
- Check from the ground or a window, not a ladder
- Do not leave hidden gutters out of a clear-out
- Book gutter clearing once a year, more frequently near trees
If we think the problem lies underground, we will say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Get the gutters cleared every year or more often near trees. The best time is normally after the leaves have dropped. Clean gutters can do their job.
The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a hamlet or village like Hinxworth, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First, you tell us what you’ve seen, like overflows or damp.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- The loft space is checked for water marks if it’s safe to get into.
- You get a written report with photos and recommendations.
Before the survey
- Note where any stains or damp appear
- Buyers: confirm access with the estate agent or seller
- Gather any invoices or paperwork from past roof work

What a survey costs
Prices vary from roof to roof, and it comes down to:
- The roof’s overall size
- Commercial roofs and larger buildings
- How many separate roofs there are, such as extensions, dormers and garages
- The height of the building and how the roof can safely be seen
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.
Helping us price your survey
If you can, have these to hand when you contact us:
- The property’s address and postcode
- Any deadline, like an exchange date
- Access details, such as a loft hatch or a shared roof
- Any stains, drips or damp patches you’ve seen indoors
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or email us.

Different roofs, different checks
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Missing lead is something we check for too.
Fascias and soffits
Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.
What this survey can’t tell you
Some things cannot be seen without opening up the roof, so a survey has limits:
- Asbestos testing of old gutters, downpipes or soffits
- Underground drains, which need a CCTV drain survey
- Parts of gutters that cannot be seen safely
If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey. What our survey covers.

Local roofs in Hinxworth
Historic houses like Hinxworth Place, about 0.6 miles south, show how far back building in the area around Hinxworth goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you own a rental within reach of Arlesey station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near Church of St Nicholas, old fixings, lead flashings and tall chimneys are typical of older roofs.
