Gutter surveys for homes and businesses in Ashwell End
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. Typical surveys look at water spilling over the gutter edge and gutters packed with leaves or moss, across outlets and hoppers, parapet and box gutters and eaves gutters.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How we price gutter surveys
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- Basic, Standard or Premium
- Roof area
- Features like valleys, chimneys, dormers and parapets
- How many separate roofs there are, such as extensions, dormers and garages
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
What we need to know
Before you get in touch, it helps to have:
- Any photos you have, taken from the ground or a window
- Any stains, drips or damp patches you’ve seen indoors
- What made you get in touch
- Any deadline, such as an exchange date
Once you know what you need, call 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date.

Ashwell End questions
Is Ashwell End within the area you cover?
Yes, Ashwell End is on our map. A small place gets exactly the same survey as a big one.
Does a conservation area affect roof work in Ashwell End?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
What’s the price of a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just ring 07833 053749 or email us for a price.
Do you survey underground drains?
No. We check above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
How quickly is the report sent?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Do you take photos of the roof?
Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.
Different roofs, different checks
Fascias and soffits
Some older soffits may contain asbestos. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.
Aluminium and other metal gutters
On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.
Also in Ashwell End
Do you need a gutter survey in Ashwell End?
Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.
Problems we come across often include:
- Gutters that have fallen out of line
- Gutters full of debris and silt
- Valley or box gutters that overflow inside
- Cracked or loose downpipes
Take an older house close to St Mary's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Before you book anyone
- Will the report include photos?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Is there a chance to talk the report through?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
The survey, step by step
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take an hour or two at a typical home, and longer for a large or complex roof. For a village or hamlet like Ashwell End, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- The findings are written up with photos and recommendations.
Before the survey
- Find any records of previous roof work
- Keep pets out of the way during the survey
- Move anything stored under the loft hatch
How to book
If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.
Advice
Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Look out for overflows when it pours
- Have gutters cleared at least once a year
- Ask for valleys and parapet gutters to be cleared too
- Check the loft with care after heavy rain
After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.
Local roofs in Ashwell End
Hinxworth Place, about 0.9 miles west, is one of the historic houses in the wider area around Ashwell End. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you look after a building such as Ashwell Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Ashwell & Morden station, a dated record of the roof is useful when planning maintenance across a let.
