Common questions in Ashwell End

Is my home in Ashwell End listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out roof surveys in Ashwell End?

Yes, Ashwell End is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It does not stand in for a RICS survey.

About our pre-purchase roof survey in Ashwell End

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a proper look at it before you are committed. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it’s safe to get in. The findings come in a written report with photos. We survey gutters and downpipes, lead flashings and valleys and flat-roofed extensions and dormers, and the problems we are asked to look at most are slipped or missing slates and tiles and sagging ridge lines or uneven roof slopes.

Somewhere as small as Ashwell End, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Buying a home or a new roof in Ashwell End

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Hinxworth Place, about 0.9 miles west, is one of the historic houses in the wider area around Ashwell End. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you own a rental within reach of Ashwell & Morden station, a written report helps before buying a rental or paying for a new roof on one. If you live in an older home near St Mary's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Honest limits

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • What’s under the slates, tiles or felt
  • Whether the price should change, which is between you and the seller
  • The condition of the rest of the house (that’s a RICS home survey)

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. What a survey covers and does not.

What we do, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take between one and two hours at a typical house, with time for the loft where it can be reached. Rural addresses near Ashwell End can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photographs and recommendations before you exchange.

Advice

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Book once your offer is accepted
  • Watch for stains or fresh paint on ceilings below the roof
  • Ask who repairs the roof under the lease
  • Ask the seller about past roof repairs

It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions.

Once you’ve moved in, keep gutters, valleys and outlets clear, particularly after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

Why act early in Ashwell End

Without a survey, you’re relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you’re tied in. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

How the survey changes by roof type

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. We check their linings and outlets from wherever is safe.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.
