Hinxworth questions

How do I find out if my home in Hinxworth is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover smaller places like Hinxworth?

Yes, Hinxworth is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is your roof survey a RICS survey?

No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It isn’t a RICS survey and does not cover the rest of the house.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

How long does a pre-purchase roof survey take?

Allow about one to two hours for most houses, though large, tall or awkward roofs take more time. We will confirm what to expect when we arrange the visit.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

Pre-purchase roof survey in Hinxworth: what you get

Some roofs can’t be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from the ground, windows and the loft instead. We survey clay and concrete tiles, gutters and downpipes and the roof space, and the problems we are asked to look at most are cracked flaunching or crumbling chimney pointing and slates or tiles that have slipped or gone.

Being in a small place like Hinxworth makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What we do, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Rural addresses near Hinxworth can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we will get in, including the loft.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Advice

Prices for pre-purchase roof surveys in Hinxworth

Our packages start from £150, including VAT. The price for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • How big the roof is
  • If the survey needs thermal imaging or a drone

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Helping us price your survey

We will usually ask about:

  • Where any leaks, stains or damp patches show inside
  • The kind of building and roof involved
  • Access details, such as a loft hatch or a shared roof
  • Your timetable, such as an exchange date

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or drop us an email.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Walls, floors, services and rooms below the roof
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before booking. What our survey covers.

Roofs we survey in Hinxworth

  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Clay and concrete tiles
  • The roof space
  • Natural slate
  • Gutters and downpipes

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

What happens if roof problems are left?

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but with far less room to act on them. For older village homes like those around Hinxworth, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

What you get with us

Roof by roof

Natural slate

Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Pre-purchase roof surveys around Hinxworth

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Take an older house close to Church of St Nicholas: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. If you let a flat or house near Arlesey station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Hinxworth Place lies about 0.6 miles south, so building around Hinxworth goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.
