Independent new roof snagging in Hinxworth

Local roofs and buyers in Hinxworth

The wider area around Hinxworth has a long history of building, with Hinxworth Place about 0.6 miles south. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most.

Landlords with a home close to Arlesey station may find that a written report helps before buying a rental or paying for a new roof on one. Take an older house close to Church of St Nicholas: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

New roof snagging in Hinxworth: what you get

Building work can leave a mess behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs, and for damage to other parts of the building. It’s all recorded with photos. Debris left in gutters and valleys can block them and damage to lower roofs can let water through. Finding these early makes them easier to raise. We survey replacement roofs, loft conversions and dormers and new flat roofs, and people most often book us about debris left in gutters or valleys and verge tiles or slates not secured.

Some older homes in villages like Hinxworth are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Deciding who is at fault in a disagreement
  • A promise that the roof will not leak
  • Parts of the roof we cannot see safely

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

What we check

  • Loft conversions and dormers
  • Flashings and valleys
  • New flat roofs
  • New-build homes
  • Ridges and verges
  • Replacement roofs

Hinxworth: your questions answered

Will you come out to Hinxworth?

Yes. Hinxworth is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Does a conservation area affect roof work in Hinxworth?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you fly a drone over my roof?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

Do you look in the loft space?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

What if it rains on the day?

It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

Landlords, agents and block managers in Hinxworth

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which helps when tenants work during the week.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Look for debris left in gutters from ground level
  • Agree snagging with your roofer at the start
  • Keep warranty papers safe
  • Check the roof before you pay in full

Your roofer can use the report to put the snags right. If there is a dispute, it’s between you and your roofer or builder; we report on what we see.

Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and time is set aside for snags.

The survey, step by step

Safety comes first on every visit. We inspect what can be seen safely, and anything we can’t see is noted in the report. Most visits take between one and two hours for a typical new house roof, longer where the roof is large or complicated. For a village or hamlet like Hinxworth, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Before we arrive

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Keep pets out of the way during the survey
  • Show us where any leaks or stains appear

Advice

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

What affects the cost of new roof snagging

Prices vary from roof to roof, for these reasons:

  • If the survey needs thermal imaging or a drone
  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Getting in touch

There’s no need for technical words. Just tell us:

  • Any marks or damp showing indoors
  • The type of building and roof, like pitched or flat
  • Your timetable, such as an exchange date
  • How the loft is reached, if there is one

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.
