Gutter surveys in Sperberry Hill

Leave it or get it looked at?

It is easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. In a place like Sperberry Hill, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Gutter survey in Sperberry Hill: what you get

Damp on walls, water marks under a valley or streaks down the brickwork frequently trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from what can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. If you’ve noticed leaking or loose downpipes and overflowing valley or parapet gutters, we can find out what’s behind it, on eaves gutters, parapet and box gutters and valley gutters alike.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a gutter survey looks like in Sperberry Hill

Historic houses like Knebworth House, about 4.1 miles south-east, show how far back building in the area around Sperberry Hill goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own a rental within reach of Hitchin station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building like St Ippolyts Church of England Aided Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Do you need a gutter survey in Sperberry Hill?

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before more damage is done.

A survey can pick up problems like:

  • Choked outlets or hopper heads
  • Fascia boards damaged by overflowing water
  • Gutters full of debris and silt
  • Overflowing valley or parapet gutters

If yours is one of the older homes in the streets near Church of St Ippolyts (church of England), corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • What’s outside the scope of the survey
  • Their insurance cover
  • Whether the loft is part of the inspection
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a good roof survey covers

What this survey cannot tell you

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • Asbestos testing of old gutters, downpipes or soffits
  • Rot or damp concealed behind fascias or inside walls
  • Underground drains, which need a CCTV drain survey

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. The full list of what we check.

Sperberry Hill: your questions answered

How do I find out if my home in Sperberry Hill is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Hitchin station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it when booking and we will explain what’s needed.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. To get a price, ring 07833 053749 or drop us an email.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Are hidden gutters like valleys and box gutters included?

Yes, where it is safe to see them. We look from vantage points, the roof space and the roof itself where safe, and by drone where it is applicable.

Surveys for landlords and agents in Sperberry Hill

Landlords and letting agents in Sperberry Hill book surveys as well as homeowners. The report gives you a dated record of the gutter, with photographs, useful for planning maintenance.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant in advance.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, most surveys take roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. For a village or hamlet like Sperberry Hill, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Leave a clear route to the loft
  • For flats, make sure roof access has been agreed
  • Note where any stains or damp appear

Advice

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Check for spilling water in a downpour
  • Get trees that overhang the gutters trimmed
  • Check that downpipes are firmly fixed to the wall
  • Look for green streaks or damp patches on walls

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.
