Gutter survey in Bygrave

Gutters are normally fixed to fascia boards, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, but we flag anything that could contain it. If you are worried about leaking or loose downpipes and gutters full of debris and silt, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Bygrave, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report records the gutter as we found it on the day. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

For landlords and managing agents

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the visit with that in mind.

We survey roofs for landlords and letting agents as well as householders. A report with photographs gives you a clear record of the gutter.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What a gutter survey looks like in Bygrave

The wider area around Bygrave has a long history of building, with Hinxworth Place about 2.9 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to Church of St Margaret of Antioch: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like The Knights Templar School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Why it is worth a survey now in Bygrave

A gutter clear-out takes the leaves away but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Outbuildings and barns around Bygrave are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Is Bygrave within the area you cover?

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. You are welcome to ask questions while we’re there. Older rural homes like those around Bygrave can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Common roof problems in Bygrave

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.

Most people get in touch after spotting one of these:

  • Leaks at the gutter joints
  • Overflowing valley or parapet gutters
  • Hoppers and outlets full of debris
  • Rotten fascias or stained soffits

For landlords with property near Baldock station, the gap between tenancies is a good time to have the roof looked at.
