Willian Gutter Survey
We take a careful look at the gutter at your property in Willian, and put it all in a written report with photos.
- Overflowing eaves gutters
- Gutters full of debris and silt
- Rotten fascias or stained soffits
What this survey can’t tell you
It is a careful look at the gutter, not the whole story. The main limits are:
- Gutters out of sight from every safe viewpoint
- Rot or damp concealed behind fascias or inside walls
- Confirming asbestos in older rainwater goods
If in doubt, phone 07833 053749 or email us and we will recommend the right survey before booking. What a survey covers and doesn’t.

Gutter survey in Willian
Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that usually means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photos. If you’ve noticed leaks at the gutter joints and brackets that have dropped or snapped, we can find out what’s behind it.
Some older homes in villages like Willian are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report records the gutter as we found it on the day. That makes it useful now and a handy reference later.

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
How it works
We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. Somewhere as small as Willian, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We look at hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Getting ready for the survey
- Note where any stains or damp appear
- For flats, check roof access has been agreed
- Leave a clear route to the loft

Willian questions
Do you cover smaller places like Willian?
Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
I let a flat near Letchworth Garden City station. Can you check the roof?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Will you check the loft?
Usually, if there is one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Will you check if gutters are causing damp inside?
Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.
Is a CCTV drain survey included?
No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Will the survey check for asbestos?
No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

Roofs, chimneys and gutters in Willian
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.
Anyone responsible for a site like Lordship Farm Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Letchworth Garden City station, the gap between tenancies is a good time to have the roof looked at.
Willian is about 1 mile south of Letchworth, in Hertfordshire. Houses, flats, blocks and commercial buildings in Willian can all book gutter surveys. Willian is one of the towns and villages in Hertfordshire where we work. There is also a page for Milton Keynes.

Surveys for landlords and agents in Willian
Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the survey around it.
Do you need a gutter survey in Willian?
Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead is also a target for theft.
These are some of the problems a survey can pick up:
- Joints that drip after rain
- Valley or box gutters that overflow inside
- Water spilling over the gutter edge
- Sagging gutters and loose brackets
If you live in an older home near Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Before you book anyone
- What’s outside the scope of the survey
- Will the report include photos?
- Their insurance cover
- Whether the loft is part of the inspection
Why it is worth a survey now in Willian
A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. In a small place like Willian, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
