Gutter surveys in Graveley

Gutter survey in Graveley

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It’s not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey outlets and hoppers, downpipes and eaves gutters, and the problems we are asked to look at most are joints that drip after rain and leaking or loose downpipes.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

The survey, step by step

The aim of the visit is simple: to see as much of the gutter as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit normally takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. In a hamlet or village like Graveley, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Find any records of previous roof work
  • If you’re buying, let the agent know when we’re coming

Booking a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or email us.

Advice

Different roofs, different checks

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can safely be seen. Lead is also a target for theft.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.

Why get it checked now?

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without one, it’s guesswork from ground level. For older village homes like those around Graveley, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What a gutter survey looks like in Graveley

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. About 4.4 miles south lies Knebworth House, a reminder of how long the area around Graveley has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Graveley Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Stevenage station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Common questions in Graveley

Is Graveley within the area you cover?

Yes. Graveley is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Does a conservation area affect roof work in Graveley?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

How long will you be on site?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Does the season matter for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details when you book.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so we report on what’s visible.

Do you need to get into the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

What we are asked to look at in Graveley

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

It’s worth booking a survey if you’ve seen:

  • Gutters that have fallen out of line
  • Dripping or leaking gutter joints
  • Overflowing eaves gutters
  • Gutters packed with leaves or moss

The streets around a church such as Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • How they plan to inspect the roof safely
  • What they won’t be able to tell you
  • How soon the report will arrive
  • How long they’ve been surveying roofs

What a roof survey includes

What affects the price in Graveley

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The size of the roof
  • Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • Height and safe access

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

Before you get in touch, it helps to have:

  • Dates you are working to, such as exchange
  • Any stains, drips or damp patches you’ve seen indoors
  • The type of building and roof, such as pitched or flat
  • Access details, such as a loft hatch or a shared roof

Most bookings start with a short call: call 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.
