FAQs for Willian

Are there drone restrictions around Willian?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in strong wind or a downpour.

Does a conservation area affect roof work in Willian?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.

Drone roof survey in Willian: what you get

From the air, the outer surfaces are clear, but it cannot see inside. Where there is safe access, we look in the roof space too, since that is where leaks and condensation frequently show first. Inside and out together tell you far more. The report sets out what the drone showed and what we found inside. Where the loft can’t be reached safely, we note it. We survey large and complex roofs, flat roofs on upper floors and chimney stacks, and the problems we are asked to look at most are wind damage high on the roof and lifted or split lead flashings.

Villages like Willian frequently stand in open country, where wind can be strong. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Surveys for landlords and agents in Willian

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

What we can’t see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Close-up photos of next door’s property
  • A structural engineer’s report
  • Flying in a flight restriction zone without the airport’s permission

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey. What a survey covers and does not.

Roof types and parts we check

  • Valleys and parapet gutters
  • Chimney stacks
  • Fragile roofs
  • Large and complex roofs
  • Flat roofs on upper floors
  • Tall and steep roofs

Do you need a drone roof survey in Willian?

Not every roof can take a person’s weight. Old slates and clay tiles crack underfoot, and some sheet roofs are fragile. A drone lets us see them closely without touching them.

Here are some of the things we see often:

  • Chimney tops in poor condition
  • Worn lead at chimneys and walls
  • Moss and weeds taking hold up top
  • Ridge and hip pieces working loose

The streets around a church such as Church of All Saints are frequently among the oldest in a place, and if yours is one of the older homes nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Questions to ask before booking

  • What’s outside the scope of the survey
  • Their insurance cover
  • How they plan to inspect the roof safely
  • Whether the loft space is looked at, where there is one

What’s in a roof survey

Different roofs, different checks

Flat roofs on tall buildings

Felt often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We record the signs of age we can see.

Large commercial roofs

Big roofs on offices, warehouses and units take time to inspect. The drone covers the roof area by area, so nothing is skipped.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

What we do, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit usually takes an hour or two for most houses, and about three to four hours for a commercial roof. In a hamlet or village like Willian, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We confirm whether a drone suits your roof.
  2. We agree a date, including weekends, subject to the weather.
  3. We fly over the roof, keeping the camera on the property we are surveying.
  4. Where there is safe access, we check the loft as well.
  5. Everything is written up, with the aerial photos and our advice.

Getting ready for the survey

  • Check the loft hatch can be reached
  • For flats, check roof access has been agreed
  • Jot down any questions you want answered

Drone roof surveys around Willian

We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

Anyone responsible for a site like Lordship Farm Primary School will know that a drone or thermal camera can show a large roof in a single visit.
