New roof snagging in Willian

How new roof snagging works in Willian

Ventilation matters on a new roof. We look for ridge, eaves or tile vents where they’ve been fitted and look in the roof space for condensation. What we see goes in the report. Missing or blocked ventilation can lead to condensation over time, which is easier to put right while the roofer is still involved. We record what we see. We survey loft conversions and dormers, new-build homes and new flat roofs, and common reasons people get in touch are underlay at the eaves left exposed and loose or badly finished ridge tiles.

Being in a small place like Willian makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

Where we can’t see part of the new roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Why act early in Willian

Raising snags before the final payment is normally simpler. Once the job is paid and the roofer has moved on it can be harder to get them back. Our report lists what to raise. In a place like Willian, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Willian questions

Do you cover smaller places like Willian?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you carry out roof surveys in Willian?

Yes, Willian is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or drop us an email with the address and some details.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it as you book and we’ll explain what’s needed.

Are you insured?

We are covered by professional indemnity and public liability insurance.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

How long will you be on site?

It normally takes an hour or two for a typical new house roof, longer where the roof is large or complicated. You will know roughly how long when we arrange it.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is
  • Whether you choose the Basic, Standard or Premium Survey

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Your timetable, such as an exchange date
  • Any photos you have, taken from the ground or a window
  • Your postcode, so we can check access and travel
  • How the loft is reached, if there is one

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, call 07833 053749 or email us.

How it works

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes between one and two hours at most homes, and about three to four hours for a commercial roof. Cottages and farmhouses around Willian often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. We look in the loft space, where there’s safe access, and around the property for debris or damage.
  5. We send a written report with photos of each snag.

How to prepare

  • Point out any leaks or damp patches
  • Move anything stored under the loft hatch
  • Keep pets out of the way during the survey

How to book

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

What new roof snagging looks like in Willian

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

For an older house near a landmark like Church of All Saints, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you let a flat or house near Letchworth Garden City station, a written report helps before buying a rental or paying for a new roof on one.

Willian is about 1 mile south of Letchworth, in Hertfordshire. In Willian, as across Hertfordshire, every roof gets the same careful survey. Across Hertfordshire, we cover Willian. We also survey roofs in Milton Keynes.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Useful tips for Willian property owners

There’s plenty you can do without going near the roof. What helps most:

  • Walk round the house to look for knock-on damage
  • Watch for gutters overflowing in rain
  • Arrange the inspection before settling the final bill
  • Watch for drips in the roof space with care

You receive a written report with photos of each snag and recommendations, prioritised by urgency where relevant. You can send it straight to your roofer.

Keep an eye on the roof and ceilings in the first months. It is simpler to raise problems soon after the job.

What we look for on each type of roof

Slate roofs

Cracked slates are sometimes left in place. They’re photographed for the report.

Underlay and ventilation

At the eaves, the underlay should run into the gutter to carry water off. We check it where it’s visible.
