Ringshall Gutter Survey
Know where you stand with the gutter before you spend money on it. Gutter surveys in Ringshall, with photographs and a clear written report.
- Gutters that have fallen out of line
- Overflowing eaves gutters
- Downpipes that are split or coming away
Rented homes, blocks and businesses
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.
We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the gutter, with photographs, which helps you plan work between tenancies.
How a gutter survey works in Ringshall
We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Common reasons to book are gutters that have fallen out of line and dripping or leaking gutter joints, on outlets and hoppers, eaves gutters and downpipes.
Somewhere as small as Ringshall, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

Ringshall questions
Can a landlord with a rental near Tring station book a roof survey?
Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and tell us about the building, including who will give access on the day.
Will you come out to Ringshall?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.
Is it a structural engineer’s report?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Do you check valley and parapet gutters?
Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and we’ll note that in the report.
Could my damp wall be caused by the gutters?
Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
How much is a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just call 07833 053749 or email us for a price.
Honest limits
Some things can’t be seen without opening up the roof, so a survey has limits:
- Parts of gutters that cannot be seen safely
- Damage hidden inside walls or behind boards
- What’s hidden inside a downpipe
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. The full list of what we check.
What this survey covers
- Eaves gutters
- Valley gutters
- Fascias and soffits
- Parapet and box gutters
- Outlets and hoppers
- Downpipes
How the survey works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes an hour or two for most houses, and longer for a large or complex roof. In a hamlet or village like Ringshall, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The roof space is checked for water marks if it is safe to get into.
- You get a written report with photos and recommendations.

Advice
When to book a survey in Ringshall
Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. On cast iron, joints can rust and open up once the paint has worn away.
Typical things we are asked to look at include:
- Leaves and moss blocking gutters
- Downpipes that are split or coming away
- Joints that drip after rain
- Gutters that have fallen out of line
If you let a flat or house near Tring station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Before booking any roof surveyor
- Their insurance cover
- Whether the loft is part of the inspection
- What’s outside the scope of the survey
- How they plan to inspect the roof safely
Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Check the loft with care after heavy rain
- Book gutter clearing once a year, more often near trees
- Look for green streaks or damp patches on walls
- Look for downpipes coming loose
Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you once it’s done.
Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.
Gutter surveys in Ringshall: local notes
If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Around Ringshall, as everywhere, small roof faults are simplest to sort before they let water in.
