How the survey changes by roof type

Valleys

Offcuts in a valley can hold water. We note anything left behind.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for cracked, uneven or poorly fixed tiles as far as can be seen.

About our new roof snagging in Ringshall

We carry out new roof snagging in Ringshall and across London and the South East. A visit usually takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. We inspect as far as it is safe to see including by drone where it applies. A photo report follows. We inspect on weekdays and at weekends. We’re often asked to look into offcuts and broken tiles left behind and loose or badly finished ridge tiles, across flashings and valleys, new-build homes and new flat roofs.

In a village or hamlet like Ringshall, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Signs you need new roof snagging in Ringshall

Many people book because something does not look right. Others want an independent check as a matter of course before the job is closed.

Look out for signs like these:

  • Untidy or loose verge details
  • Loose or badly finished ridge tiles
  • Vents that weren’t fitted or are covered
  • Gaps at new flashings

In and around Ringshall, as anywhere, a roof is easiest to deal with when its problems are found early.

Choosing a roof surveyor

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Which limits apply to the survey
  • Will they check the loft as well as the outside?
  • Whether they hold professional indemnity and public liability insurance

Questions from Ringshall

Does a conservation area affect roof work in Ringshall?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Ringshall within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is snagging available for a new-build house roof?

Yes, the inspection works the same as for a re-roof. The report lists snags with photographs to raise with the builder.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

What if it rains on the day?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

How much is new roof snagging?

Prices start from £150, including VAT. The size of the roof and how easy it is to see affect the price. For a price, phone 07833 053749 or send us an email.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. Most visits take between one and two hours for most homes, depending on how much new work there is to check. In a hamlet or village like Ringshall, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Before we arrive

  • Make sure the loft hatch can be reached
  • Check pets are kept safely away

Advice

What new roof snagging looks like in Ringshall

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Useful tips for Ringshall property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • File all paperwork for the new roof
  • Look for new stains after a downpour
  • Arrange the inspection before settling the final bill
  • Look for marks or cracks left by the work

Once the snags have been dealt with, keep the report with your roof paperwork. It records the roof’s condition at that point.

Do not settle the final bill until the roof has been inspected if your contract allows it. It keeps the job open until it’s right.

Landlords, agents and block managers in Ringshall

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the visit with that in mind.
