Gutter surveys for homes and businesses in Hudnall

Gutters are normally fixed to fascia boards, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, but we flag anything that could contain it. We survey downpipes, parapet and box gutters and valley gutters, and common reasons people get in touch are gutters full of debris and silt and leaking or loose downpipes.

Somewhere as small as Hudnall, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Gutter surveys in Hudnall: local notes

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Useful tips for Hudnall property owners

There is plenty you can do without going near the roof. What helps most:

  • Look out for overflows when it pours
  • Get the gutters cleaned out every year
  • Do not climb a ladder to look in the gutters
  • Watch ceilings under valley gutters for fresh marks

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.

Different roofs, different checks

Plastic (uPVC) gutters

Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.

What affects the cost of gutter surveys

We confirm the price for your survey before you book. These are the things that affect it:

  • The roof’s overall size
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Getting in touch

There’s no need for technical words. It is enough to let us know:

  • The reason for the survey, like buying, a leak or storm damage
  • Any marks or damp showing indoors
  • The kind of building and roof involved
  • Anything about access we should know

Unsure which package suits your roof? It’s easiest to call 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

What we’re asked to look at in Hudnall

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

Look out for signs like these:

  • Cracked or loose downpipes
  • Valley or box gutters that overflow inside
  • Brackets that have dropped or snapped
  • Dripping or leaking gutter joints

If you own a rental within reach of Berkhamsted station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before booking anyone

  • Whether you can ask questions once you have the report
  • Which parts of the roof they’ll actually see
  • Their track record with similar roofs
  • Whether any drone flown is registered with the CAA

What a roof survey includes

What we can’t see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Damage hidden inside walls or behind boards
  • The inside of a downpipe along its whole length
  • The inside of buried drains

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What our survey covers.

What this survey covers

  • Valley gutters
  • Fascias and soffits
  • Downpipes
  • Eaves gutters
  • Outlets and hoppers
  • Parapet and box gutters

The survey, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes about one to two hours at most homes; commercial roofs usually need 3–4 hours. Cottages and farmhouses around Hudnall often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Advice

Hudnall questions

I let a flat near Berkhamsted station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Is Hudnall within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Will I get photos?

Yes. Photographs are part of every report, so you can see each point for yourself.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so the report covers what can be seen.

Will the survey check for asbestos?

No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

What’s the best way to book?

Simply call 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
