Landlord and commercial surveys in Waterford

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Gutter survey in Waterford: what you get

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It’s an easy job to put off, but they rarely get better. If you’re worried about leaves and moss blocking gutters and soffits marked by water, a survey will tell you what’s going on.

Some older homes in villages like Waterford are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Questions from Waterford

Do you cover smaller places like Waterford?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

I let a flat near Hertford North station. Can you check the roof?

Yes, rented property is part of what we cover. You can call 07833 053749 or use the contact form with the address and a few details.

What do I do with the report?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, phone 07833 053749 or drop us an email.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so the report covers what can be seen.

How long will you be on site?

A visit typically takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. We’ll give you an idea as you book.

Waterford homes and their roofs

Historic houses such as Digswell House, about 4.7 miles west, show how far back building in the area around Waterford goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Landlords with a home close to Hertford North station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Bengeo Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of St Michael and All Angels: old fixings, lead flashings and tall chimneys are typical of older roofs.

How it works

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Waterford can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it is safe to get into.
  5. The findings are written up with photographs and recommendations.

Advice

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Practical tips

These tips come from what we see on roofs every week:

  • Look for downpipes coming loose
  • Look for new stains on ceilings below valleys after rain
  • Book gutter clearing once a year, more often near trees
  • Keep climbers away from the eaves

You receive a written report with photos and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so make sure they’re included in any clearing work.

What happens if roof problems are left?

A dripping joint or sagging bracket will not get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. For an older or listed building in a place like Waterford, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We’ll tell you which package suits the questions you have.

Different roofs, different checks

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back and if it blocks, water can come indoors. We check it where it’s safe to see.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.
