- Joints that drip after rain
How we price gutter surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- The number of roofs, including extensions and garages
- The roof’s overall size
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before you book.
What we need to know
To price your survey accurately, we’ll ask about:
- Your postcode, so we can check access and travel
- Any stains, drips or damp patches you’ve seen indoors
- Dates you are working to, such as exchange
- Whether there’s a loft hatch, a shared roof or tricky access
A quick phone call is usually the easiest start: phone 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.
Gutter survey in Gravesend: what you get
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed soffits marked by water and water backing up from a hidden gutter, we can find out what’s behind it, whatever the roof.
In a small place like Gravesend, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

When you need someone else
To be straight with you, there are limits to any roof survey:
- What’s behind fascias and inside walls
- Blockages deep inside downpipes
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before you book. What a survey covers and does not.

Practical tips
A survey works best with a little help from you, before and after. Some tips:
- Get the gutters cleaned out every year
- Look for new stains on ceilings below valleys after rain
- Note any damp stains below the gutters
- Make sure downpipe clips are holding
Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they normally grow and spilled water harms brickwork and woodwork.

Gravesend: your questions answered
Is Gravesend within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
How do I find out if my home in Gravesend is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Will you walk on the roof?
Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.
Will you look at parapet and box gutters as well?
Yes, where it is safe to see them. We look from vantage points, the loft space and the roof itself where safe, and by drone where it is applicable.
Do you need to get into the loft?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
Will you fly a drone over my roof?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
Signs you need a gutter survey in Gravesend
Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.
Common reasons to book include:
- Sagging gutters and loose brackets
- Soffits marked by water
- Choked outlets or hopper heads
- Valley or box gutters that overflow inside
For site and facilities teams at buildings such as Albury Church of England Voluntary Aided Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Before you book anyone
- Whether any drone flown is registered with the CAA
- Whether they hold professional indemnity and public liability insurance
- Which viewpoints they use to see the roof
- What they will not be able to tell you
Gutter surveys around Gravesend
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Gravesend has a long history of building, with Much Hadham Palace about 3.6 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
For landlords with property near Bishops Stortford station, the gap between tenancies is a good time to have the roof looked at. The streets around a church such as Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
Gravesend is about 4 miles north-west of Bishop's Stortford, in Hertfordshire. We survey roofs in Gravesend and the rest of Hertfordshire, as part of our work across London and the South East. We cover towns and villages across Hertfordshire. Our Chelmsford page covers surveys nearby.

Nearby you will also find Herts and Essex Hospital (4.6 miles south-east) and Bishops Stortford Local History Museum (3.1 miles south-east).
How it works
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about 1–2 hours for a house, and more on a big or complicated roof. In a hamlet or village like Gravesend, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- Where the loft can be reached safely, we check it for staining or damp.
- The findings are written up with photos and recommendations.
Preparing for the visit
- Show us where any leaks or stains appear
- Let us know about parking before the day
- Make a note of anything you’d like us to look at

Advice
Can I check my roof myself?
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
