Thermal imaging roof survey in Gravesend, Hertfordshire
Wondering about the roof at a property in Gravesend? We carry out thermal roof surveys in Gravesend and across Hertfordshire, with plain-English findings.
- Areas losing heat at the eaves and junctions
- Damp that repairs haven’t cured
- Areas of a flat roof that may hold water
Why act early in Gravesend
For buyers, a thermal survey adds detail that a visual inspection cannot give. Finding hidden moisture before exchange gives you facts to raise with the seller. For an older or listed building in a place like Gravesend, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
Why us?

Thermal roof survey in Gravesend: what you get
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where it applies, a structural analysis and a same-day report. There’s an in-person consultation as well, plus a follow-up 12 months later. To book, just phone 07833 053749 or drop us an email with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. If you are worried about leaks that are hard to trace and gaps in loft insulation, we can find out what’s behind it.
Some older homes in villages like Gravesend are listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, so it is a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What a thermal roof survey looks like in Gravesend
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Much Hadham Palace lies about 3.6 miles south, so building around Gravesend goes back a long way. Older roofs nearby can be steep and hard to see from the ground, and a survey from the air or with a thermal camera does not touch the roof itself. Take an older house close to Church of St Mary: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps.

Signs you need a thermal roof survey in Gravesend
Buyers sometimes want more than a visual look at the roof. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which helps when timescales are tight.
Problems we come across often include:
- Stains that keep coming back
- Wet areas near outlets and upstands
- Leaks far from where the stain appears
- Areas losing heat at the eaves and junctions
Anyone responsible for a site like Albury Church of England Voluntary Aided Primary School will know that thermal images can show where wet insulation sits under a big flat roof.
Choosing a roof surveyor
- Whether the roof space is looked at, where there is one
- Whether VAT is in the quoted price
- Whether you can ask questions once you have the report
- Whether they hold professional indemnity and public liability insurance

For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
Letting agents can arrange access with tenants. We survey on any day of the week, which can make access easier.
Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Note where damp appears and after what weather
- Take photos of stains as they appear, so we can compare
- Check the loft can be reached safely
- Check outlets after heavy rain
The report explains the conditions on the day and how they affected the images. It helps you judge how firm each finding is.
Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.
How we price thermal roof surveys
Several things affect the price of a survey:
- Building height and the viewpoints available
- The package you choose: Basic, Standard or Premium
- The roof’s overall size
- Whether thermal imaging or a drone is needed
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Booking your survey
A little information up front helps. Please include:
- How the loft is reached, if there is one
- The kind of building and roof involved
- What’s prompted the survey
- Pictures from the garden or a window, if you have them
Most bookings start with a short call: phone 07833 053749 or drop us an email. The price is agreed before a date is set.
What happens on the day
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Older rural homes like those around Gravesend can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it is safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Getting ready for the survey
- Find any records of previous roof work
- Show us where any leaks or stains appear
- Check we can get to the back of the property
How to book
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or email us when you are ready.

Gravesend questions
Will you come out to Gravesend?
Yes. Gravesend is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.
Is my home in Gravesend listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you survey roofs on blocks of flats?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Will you walk on the roof?
Only if it is safe. We check everything that can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.
Will thermal imaging find my leak?
It’s a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. If the source cannot be confirmed, we will say what could help next, like electronic leak detection.
Can you check my loft insulation with a thermal camera?
It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it’s colder outside. We look from the loft as well, where there is safe access.
Can a thermal camera see water?
The camera does not see water itself. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.
