Gutter survey in Sarratt: what you get
Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. Typical surveys look at blocked outlets and hoppers and leaks at the gutter joints, across outlets and hoppers, parapet and box gutters and downpipes.
In a village or hamlet like Sarratt, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Sarratt homes and their roofs
Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Chenies Manor House, about 1.8 miles west, is one of the historic houses in the wider area around Sarratt. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you own a rental within reach of Chorleywood station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings such as Sarratt Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Landlords, agents and block managers in Sarratt
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Common roof problems in Sarratt
Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.
Things that frequently lead to a survey include:
- Gutters packed with leaves or moss
- Rotten fascias or stained soffits
- Overflowing eaves gutters
- Joints that drip after rain
The streets around a church such as Church of the Holy Cross are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before and after the survey
There’s plenty you can do without going near the roof. Here’s what helps most:
- Keep climbers away from the eaves
- Check downpipe clips are holding
- Look for new stains on ceilings below valleys after rain
- Check from ground level or a window, not a ladder
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email as soon as it is ready.
Have your gutters cleared at least once a year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.
DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
What we can’t see
In fairness, a roof survey has limits:
- Blockages deep inside downpipes
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Rot or damp concealed behind fascias or inside walls

How it works
The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit usually takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Somewhere like Sarratt needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A photo-illustrated written report and recommendations follows.
Preparing for the visit
- Make sure we can get to the back of the property
- Make a note of anything you’d like us to look at
- Let us know about any leaks, stains or damp patches you know of

Advice
Sarratt: your questions answered
Does a conservation area affect roof work in Sarratt?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can a landlord with a rental near Chorleywood station book a roof survey?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
How many surveys have you done?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
How long does a gutter survey take?
Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.
Are you structural engineers?
No. We’re roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
Do you check valley and parapet gutters?
Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.
Does the report include photos?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
