Your questions about roof surveys in Sarratt
How do I find out if my home in Sarratt is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Can a landlord with a rental near Chorleywood station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.
How long does a roof survey take?
The visit normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll confirm what to expect when we arrange the visit.
Does the weather affect the survey?
It can, depending on the survey. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.
Can you survey a roof I share with a neighbour?
Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
About our roof survey in Sarratt
Our roof surveys cover Sarratt and the wider South East. Visits run seven days a week. We’re insured for professional indemnity and public liability. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, ring 07833 053749 or drop us an email. We are often asked to look into leaning or weathered chimney stacks and standing water on a flat roof, on flat roofs, ridges, hips and valleys and chimney stacks.
Somewhere as small as Sarratt, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.

Do you need a roof survey in Sarratt?
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
A survey makes sense if you’ve noticed:
- Crumbling chimney pointing or cracked flaunching
- Condensation or damp timbers in the loft
- Leaking gutter joints and downpipes
- Loose ridge or hip tiles
If you look after a building such as Sarratt Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Before booking any roof surveyor
- Whether the inside of the roof is included
- Their insurance cover
- What experience they bring
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Roof surveys in Sarratt: local notes
About 1.8 miles west lies Chenies Manor House, a reminder of how long the area around Sarratt has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
If you own a rental within reach of Chorleywood station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark such as Church of the Holy Cross, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Why get it checked now?
Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. From inside the roof space, we can often spot it sooner. Outbuildings and barns around Sarratt are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

How the survey changes by roof type
Chimney stacks
We look at the stack itself, and it isn’t a flue or gas safety check. We’ll tell you if the flue needs a specialist.
Natural slate
Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.
What affects the price in Sarratt
Not every roof costs the same to survey, for these reasons:
- The height of the building and how the roof can be seen safely
- The number of roofs, including extensions and garages
- Any need for thermal images or a drone flight
- How complicated the roof is, with its valleys, chimneys and parapets
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
Getting in touch
Getting the details right at the start saves time. It’s useful to include:
- Why you want a survey: buying, a leak, a storm or new work
- Your timetable, such as an exchange date
- Any marks or damp showing indoors
- Anything about access we should know
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.
What a roof survey does not cover
Before booking, it is worth knowing what a survey will not do:
- The condition of the rest of the building (that’s a RICS home survey)
- What’s under the slates, tiles or felt
- A promise that the roof won’t leak in future
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. What our survey covers.
