FAQs for Hunton Bridge

Is my home in Hunton Bridge listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I let a flat near Kings Langley station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. Just phone 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What’s the best way to book?

Simply call 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

Will you climb onto the roof?

Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.

About our roof survey in Hunton Bridge

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. Typical surveys look at loose ridge or hip tiles and leaning or weathered chimney stacks, across ridges, hips and valleys, lead flashings and clay and concrete tiles.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Roof surveys in Hunton Bridge: local notes

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as High Elms Manor, about 2 miles east, show how far back building in the area around Hunton Bridge goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Take a building like St Paul's Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Living close to Woodside Playing Fields is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If yours is one of the older homes in the streets near Church of St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Different roofs, different checks

Lead flashings and valleys

Flashings and valleys are where many leaks start. That is why we look at them closely.

Natural slate

Slate is common on older homes in London and South East England. Widespread slipping normally points to corroded nails, and we say how widespread it looks.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. It typically takes about one to two hours for most homes, depending on how many separate roofs there are. Rural addresses near Hunton Bridge can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

How we price roof surveys

Not every roof costs the same to survey, for these reasons:

  • How big the roof is
  • The use of thermal imaging or a drone
  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

What we need to know

Some details help us suggest the right survey and price. When you contact us, it helps to mention:

  • Any deadline, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them

Most bookings start with a short call: phone 07833 053749 or email us, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Stay off ladders and the roof
  • Mention any damp patches as you book
  • Clear the loft hatch area before we arrive
  • Hold on to the report for future surveys

File the report with your other home documents. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.
