Roof leak investigations near Hunton Bridge

About our roof leak investigation in Hunton Bridge

On older houses, leaks often start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from every safe viewpoint. The findings are recorded with photos. Typical surveys look at water dripping from rafters or underlay and staining where a gutter or parapet meets the wall, across rooflights and dormers, slate and tile slopes and the roof space.

Being in a small place like Hunton Bridge makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

Where we cannot see part of the leaking roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

What happens if roof problems are left?

Damp in a ceiling or loft can lead to mould. Once mould takes hold, it is harder to clear. Stopping the water is the first step. Outbuildings and barns around Hunton Bridge are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Roof leak investigation starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

Wind, rain and roofs in Hunton Bridge

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Different coverings let water in at different points, which shapes where the search starts. With High Elms Manor about 2 miles east, Hunton Bridge sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

Take a building like St Paul's Church of England Primary School: a leak through a large roof is frequently found some distance from where the water shows inside. For businesses in and around places such as Charter Place, finding where water is getting in quickly keeps disruption down. Living close to Woodside Playing Fields is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Hunton Bridge is about 3 miles north-west of Watford, in Hertfordshire. Roofs in Hunton Bridge get the same thorough look as anywhere else in Hertfordshire. We cover towns and villages across Hertfordshire, large and small. You can also see our page for London.

How it works

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about one to two hours for most homes, though a hard-to-trace leak can take longer. Around Hunton Bridge, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. We email a report with photos, the likely entry point and recommendations.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch
  • Have keys ready for side gates, garages or roof access doors

Landlord and commercial surveys in Hunton Bridge

Any of our surveys can be booked by landlords, agents and building managers in Hunton Bridge. To discuss a property or a block, call 07833 053749 or send us an email.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.

Honest limits

It is a careful look at the leaking roof, not the whole story. Its limits include:

  • What’s under the covering or behind the plaster
  • Leaks that only appear in weather we can’t recreate
  • The repair itself (the investigation finds and reports the cause)

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

Hunton Bridge: your questions answered

Do you cover Hunton Bridge?

Yes, Hunton Bridge is within the area we cover. We survey roofs across London and the South East. You can phone 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.

Do you cover smaller places like Hunton Bridge?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

Can you find a leak when it isn’t raining?

In many cases, yes. Leaks leave clues, like staining, damp timber and moisture in materials. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

What does a roof survey cost?

Our price is from £150, including VAT. We confirm the price for the job before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or email us.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Different roofs, different checks

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely, and look for signs of past overflowing.

Valleys

Leaves and moss build up in valleys and hold water back. In heavy rain, it can spill under the edges of the slates or tiles.
