Gutter survey in Croxley Green: what you get

A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. If you’ve noticed fascia boards damaged by overflowing water and hoppers and outlets full of debris, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Croxley Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s typically the chimneys and lead flashings that need work first.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

What a gutter survey does not cover

It’s a careful look at the gutter, not the whole story. Its limits include:

  • Parts of gutters that cannot be seen safely
  • The inside of a downpipe along its whole length
  • Rot or damp concealed behind fascias or inside walls

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What we look at

  • Downpipes
  • Eaves gutters
  • Parapet and box gutters
  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits

The survey, step by step

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey usually takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Croxley Green, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Preparing for the visit

What we look for on each type of roof

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded as far as we can see them.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Roofs, chimneys and gutters in Croxley Green

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Chenies Manor House, about 4.2 miles north-west, is one of the historic houses in the wider area around Croxley Green. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Rickmansworth station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you run a business near Charter Place, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Questions from Croxley Green

Does a conservation area affect roof work in Croxley Green?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Croxley Green?

Yes. Croxley Green is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it when booking and we will explain what’s needed.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, call 07833 053749 or drop us an email.

When is the best time for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.

Common roof problems in Croxley Green

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

Common reasons to book include:

  • Joints that drip after rain
  • Overflowing valley or parapet gutters
  • Leaking or loose downpipes
  • Brackets that have dropped or snapped

Take a building like Harvey Road Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • Have gutters cleared at least once a year
  • Keep climbers away from the eaves
  • Check for spilling water in a downpour
  • Look for downpipes coming loose

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Get the gutters cleared every year or more frequently near trees. The best time is usually after the leaves have dropped. Clean gutters can do their job.
