Gutter survey in Langley, Hertfordshire
A careful look at the gutter at your property in Langley, with photos and a written report.
- Leaves and moss blocking gutters
- Joints that drip after rain
- Choked outlets or hopper heads
Why it’s worth a survey now in Langley
A dripping joint or sagging bracket will not get better on its own. Every downpour adds to the damage, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. In a small place like Langley, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Gutter survey in Langley
Some gutters are easy to see from the street, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We look at them as far as they can safely be seen, from the ground, from windows, from the loft space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. If you’re worried about overflowing eaves gutters and cracked or loose downpipes, we can find out what’s behind it, whatever the roof.
Older buildings in small places like Langley may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

How the survey works
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Langley can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The loft space is checked for water marks if it is safe to get into.
- You get a written report with photos and recommendations.

Langley homes and their roofs
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Knebworth House, about 1.3 miles south-east, show how far back building in the area around Langley goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
Landlords with a home close to Stevenage station may find that the gap between tenancies is a good time to have the roof looked at.

Other services in Langley
Langley: your questions answered
Do you cover smaller places like Langley?
Yes, Langley is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Does a conservation area affect roof work in Langley?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Are you structural engineers?
No. We note visible signs like sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.
How much time does the visit need?
For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.
Checking the roof from the ground
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Signs you need a gutter survey in Langley
Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up once the paint has worn away.
We’re frequently asked to look at:
- Cracked or loose downpipes
- Rotten fascias or stained soffits
- Sagging gutters and loose brackets
- Joints that drip after rain
If you look after a building such as The Thomas Alleyne School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
What to check before booking
- Is there a chance to talk the report through?
- Their track record with similar roofs
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Roof by roof
Fascias and soffits
Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.
