What a gutter survey looks like in Pegsdon

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If your home is one of the older ones in the streets near Church of St Faith (Church of England), its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Hitchin station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings such as Hexton Junior Mixed and Infant School, large buildings have long gutter runs and big roofs that need checking like any other.

Pegsdon is about 4 miles west of Hitchin, in Hertfordshire. Surveys in Pegsdon work the same way as everywhere we cover: a careful inspection, photos and a written report. Pegsdon is one of the places in Hertfordshire where we work for gutter surveys. Our Milton Keynes page covers surveys nearby.

Gutter survey in Pegsdon

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you’re worried about cracked or loose downpipes and sagging gutters and loose brackets, a survey will tell you what’s going on, on downpipes, eaves gutters and fascias and soffits alike.

In a village or hamlet like Pegsdon, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

How the survey changes by roof type

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

Box and secret gutters

Box and secret gutters frequently cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.

Honest limits

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Confirming asbestos in older rainwater goods
  • Gutters out of sight from each safe vantage point
  • Rot or damp concealed behind fascias or inside walls

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

Roofs we survey in Pegsdon

  • Valley gutters
  • Downpipes
  • Eaves gutters
  • Fascias and soffits
  • Parapet and box gutters
  • Outlets and hoppers

How the survey works

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect about one to two hours at a house, depending on how many gutter runs and downpipes there are. Around Pegsdon, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

Checking the roof from ground level

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Landlords, agents and block managers in Pegsdon

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

Your questions about gutter surveys in Pegsdon

Do you survey roofs for landlords with property near Hitchin station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details, and we will talk through which survey suits.

Is Pegsdon within the area you cover?

Yes, Pegsdon is covered. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you use drones?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Is a CCTV drain survey included?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

What’s the best way to book?

To book, ring 07833 053749 or drop us an email and tell us the address and what you need to know. We will confirm the price and agree a day with you.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Useful tips for Pegsdon property owners

From years of surveys, a few habits stand out:

  • Ask for valleys and parapet gutters to be cleared too
  • Look for green streaks or damp patches on walls
  • Make sure downpipe clips are holding
  • Leave gutter checks at height to someone equipped for it

If we think the problem lies underground, we will say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.
