Roof leak investigation in Pegsdon: what you get
Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot, along with any photos you’ve taken. Even on a dry day, a leak usually leaves clues: stained timbers, tide marks and damp underlay. Moisture detection shows which materials are still damp. We’re frequently asked to look into water coming in around a roof light or dormer and leaks that appear only in driving rain, on valleys and parapet gutters, the roof space and chimney stacks.
Somewhere as small as Pegsdon, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Pegsdon: your questions answered
Is Pegsdon in the area you cover?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Is Pegsdon within the area you cover?
Yes, Pegsdon is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Can thermal imaging help find my roof leak?
We use thermal imaging where it helps, and it is part of the Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you look in the roof space?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
What happens on the day
The visit has one job: to see as much of the leaking roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It normally takes an hour or two for a house, or half a day or so for a commercial building. Somewhere as small as Pegsdon, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
When to book a survey in Pegsdon
A chimney stack has a good many places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. The damp may appear on a chimney breast, a ceiling or in the loft.
A survey can pick up problems like:
- Water marks that spread in wet weather
- Water coming in around a roof light or dormer
- Wet patches on loft insulation
- Staining where a gutter or parapet meets the wall
For landlords with property near Hitchin station, a clear finding on where water gets in helps you brief a roofer right away.
Choosing a roof surveyor
- Whether you can ask questions once you have the report
- Their track record with similar roofs
- Are they insured for the work?
- What exactly goes into their report
Different roofs, different checks
Parapet and box gutters
Linings, joints and outlets are inspected wherever it’s safe, and look for signs of past overflowing.
Slate and tile slopes
Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.
Before and after the survey
Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:
- Let us know about any past repairs to the roof
- Clear the loft hatch so we can get in
- Note the weather when the leak shows
- Photograph the stain each time it appears
If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

Roof leak investigations in Pegsdon: local notes
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the roof type helps narrow down where water may be getting in. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
The streets around a church such as Church of St Faith (Church of England) are often among the oldest in a place, and if you own one of the older houses nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Anyone responsible for a site like Hexton Junior Mixed and Infant School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Why it’s worth a survey now in Pegsdon
Patching the spot above the stain frequently does not work. The real way in may be a metre or more away. An investigation finds the likely cause first. Outbuildings and barns around Pegsdon are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.
