Gutter survey in Tewin Wood

We carry out gutter surveys in Tewin Wood as part of our cover across London and South East England. On the day, we inspect whatever is safely visible, from ground level, from windows and from the loft space. A visit usually takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. Common reasons to book are dripping or leaking gutter joints and overflowing valley or parapet gutters, across outlets and hoppers, parapet and box gutters and eaves gutters.

Older buildings in small places like Tewin Wood may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Blockages deep inside downpipes
  • What’s behind fascias and inside walls
  • Pipes below ground level

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.

Questions from Tewin Wood

Do you survey roofs for landlords with property near Welwyn North station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you cover smaller places like Tewin Wood?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

How do I book a survey in Tewin Wood?

Just phone 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day.

Do you look in the loft space?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Is a Saturday or Sunday visit possible?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, ring 07833 053749 or use the contact form.

How much is a gutter survey?

Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or send us an email.

Do you use drones?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Have gutters cleared at least once a year
  • Ask for valleys and parapet gutters to be cleared too
  • Have overhanging branches cut back
  • Watch for green marks down the brickwork

For let and shared buildings, the report can go on file to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

What happens on the day

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Tewin Wood can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Let us know about parking near the property
  • If it is not your property yet, arrange access through the agent
  • Show us where any leaks or stains appear

How to book

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or use the contact form when you’re ready.

Advice

Tewin Wood homes and their roofs

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 2.1 miles south-west lies Digswell House, a reminder of how long the area around Tewin Wood has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Welwyn North station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Ridgeway Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you look after a shop, office or commercial unit, for example near Howard Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Leave it or get it looked at?

Small gutter faults rarely fix themselves. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. For older village homes like those around Tewin Wood, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Take a look at how roof surveys are priced and our case studies.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own
  • The height of the building and how the roof can safely be seen
  • Basic, Standard or Premium

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

What to let us know when you contact us

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • The address and postcode of the property
  • Your timetable, like an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, like pitched or flat

To book a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
