Gutter surveys in Holwell

Gutter surveys for homes and businesses in Holwell

Damp patches on inside walls, stains below a valley or water running down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from whatever is safely visible. If the evidence points elsewhere, like a flashing or the roof covering, we’ll say so, with a suggested next step. We survey fascias and soffits, valley gutters and parapet and box gutters, and the problems we’re asked to look at most are dripping or leaking gutter joints and gutters full of debris and silt.

Some older homes in villages like Holwell are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

What happens on the day

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Holwell, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Hidden sections we cannot view safely
  • Confirming asbestos in older rainwater goods
  • The inside of buried drains

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

What we look at

  • Eaves gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Downpipes
  • Valley gutters
  • Parapet and box gutters

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Landlords, agents and block managers in Holwell

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Gutter surveys around Holwell

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

For site and facilities teams at buildings such as The Priory School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Hitchin station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark like Church of St Peter (C of E) at Corner with Holwell Road, its chimney, valleys and lead work are likely to be the parts that need attention first.

Holwell is about 3 miles north-west of Hitchin, in Hertfordshire. From houses to flats and shops in Holwell, we can survey the roof on a weekday or at the weekend. Holwell is one of the places in Hertfordshire where we work. Milton Keynes is in our area too.

Questions from Holwell

Will you come out to Holwell?

Yes. Holwell is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Do you survey roofs for landlords with property near Hitchin station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can a gutter survey explain damp on my walls?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.

How long will you be on site?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.

Will you check the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Look for green streaks or damp patches on walls
  • Do not climb a ladder to look in the gutters
  • Look out for overflows when it pours
  • Check that downpipes are firmly fixed to the wall

If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
