About our roof survey in Holwell
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We survey lead flashings, natural slate and clay and concrete tiles, and common reasons people get in touch are worn lead at chimneys and abutments and ponding, splits or blisters on flat roofs.
In a small place like Holwell, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

Your questions about roof surveys in Holwell
Does a conservation area affect roof work in Holwell?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Can a landlord with a rental near Hitchin station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
How much is a survey?
Prices start from £150, including VAT. You’ll know the exact price before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or use the contact form.
How do I arrange a roof survey in Holwell?
To arrange a survey, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Do you test for asbestos?
No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you work in Holwell?
Yes. Our area covers London and South East England, Holwell included.
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and does not include calculations.
Holwell homes and their roofs
What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you look after a building such as The Priory School, a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Church of St Peter (C of E) at Corner with Holwell Road: its chimney, valleys and lead work are likely to be the parts that need attention first.

DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What affects the cost of roof surveys
We confirm the exact price before booking. These are the things that affect it:
- The roof’s overall size
- The number of roofs, including extensions and garages
- Chimneys, valleys, parapets and other details
- Basic, Standard or Premium
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.
What to let us know when you get in touch
To price your survey accurately, we’ll ask about:
- Whether there’s a loft hatch, a shared roof or tricky access
- What kind of property and roof it is
- Your postcode, so we can check access and travel
- Dates you’re working to, like exchange

Landlords, agents and block managers in Holwell
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the visit with that in mind.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
What we do, step by step
We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes an hour or two for most houses, or half a day or so for a commercial building. Cottages and farmhouses around Holwell frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe viewpoint outside.
- Inside, we check the loft space where there’s safe access.
- We email a photo-illustrated written report and recommendations.
Before we arrive
- Let us know about parking near the property
- Have any questions written down, so nothing gets missed
- Keep pets inside or away from the areas we’re looking at

Advice
What we’re asked to look at in Holwell
A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.
Signs worth acting on include:
- Slates or tiles that have slipped or broken
- Standing water on a flat roof
- Condensation or damp timbers in the loft
- Worn or blocked valleys
If you let a flat or house near Hitchin station, a dated record of the roof is useful when planning maintenance across a let.
